I had liked the managerres who looked on the ball. The rooms could be a bit bigger but I am satisfied with the cleaniness of the room, common areas  Garden view is a boon to exhausted body and tired eyes.

Wow. From arriving on your own private wrap around drive the facade is very impressive. With lovly landscaped front area with a decked seating area ideal suntrap for morning coffee and blowing the evenings cobwebs off.
When entering the house it just keeps giving. Greeted by Simon and Mandy the owners they took us on a guided tour.  Room after room after room the house just kept on going.

Just outside the patio door brings you to a private enclosed rear garden straight outside the door is a spacious decked seating area that catches the sun all afternoon and evening. Perfect for the odd alfresco bbq which is also provided. 
To the right is small orchard all landscaped with a selection of boundary trees and schrubs. Onto a long garden with a seating/ smoking area. There is also a gated small SECRET garden sperated with a large gate due to there been an overgrown pond area. Perfect little suntrap out of everyone's way.
Back to the decked area to the left is the swimming pool house. Yes your very own well maintained indoor heated swimming pool in its own building with its own changing room and toilet.
Around 3ft at one end gradually dropping to just below 6ft at the deep end.
All outside areas iluminate at night so does the pool itself.
The house is so large it has 2 separate WiFi wasters to ensure the whole of the property receives a good signal.
UPSTAIRS
At the top of the stairs is the 1st of the 4 larhe bedrooms which is also the first of the double en suite rooms.
Amazing, well appointed, large, with lots of storage and i do mean plenty of room. Veins to the front of the house.
The next bedroom along the long corridor is the bright and airy twin room. Again not cramped at all plenty if room and an amazing veiw out to the rear of the property and beyond the boundry straight out into the countryside and farmers fields.
The 3rd bedroom you can choose. Would you like a twin room or would you like it name up as a king size double. Again more than enough room. You won't feel cramped in any of the spaces in this house.
Now the next room along is the bathroom. Wow wow wow.
This room is big enough to put a bed in too between all the utilities already installed.
It boasts a free standing roll top deep bath. An electric shower in a cubicle big enough to hold a party.
Then the master bedroom
The bed is the most comfortable bed I have ever had the pleasure if sleeping in. It is a wooden 4 poster encircled by a very large room with no space confines at all again loads of storage.
Then the en suit. Your very own private large shower cubicle with lavatory and 2 was basins so you can brush your teeth as a couple.

I tried ringing the hotel today and the number was not recognised .. Is the hotel still in business?. Also tried e-mailing them and e-mail came back to me . We were told to ring back after fridaya s there will be new owners .. maybe not going to be an hotel?

Our room was large, comfortable and spotlessly clean. Breakfast was not available due to Covid restrictions and there was no kettle in the room. I was a bit disappointed, but the location, on the edge of the arboretum is fantastic and makes up for a lot. Very  nice to be woken by birdsong rather than traffic. It was a short walk to the cathedral quarter to find an evening meal and breakfast the following morning, which in many ways made a nice change after days of delicious large breakfasts at other locations.  Might have been les enthusiastic on a rainy morning.

Excellent location

Initial impressions as you first arrive prepare you for the worst..it looks run down and faded and could do with a real spruce up of the public areas. The room however was spotlessly clean and had a good quality bed. 

The bathroom was so small, it had to have been built around the bath, but it did the job well enough. 

Undoubtedly once a gorgeous house in a super location, a little bit of tlc would go far. 

Value for money and clean

We enjoyed a great 1 night stay in a comfortable and clean room overlooking the garden.  We were warmly met by Mandy who was absolutely great, so friendly and helpful.  The hotel is a comfortable 7 or 8 minute walk to the Cathedral and as it is slightly away from the Bailgate area it is really peaceful and quiet, so no late night revellers keeping us awake till the early hours unlike other hotels we have stayed in around Lincoln. The hotel is fantastically quirky and you will not get more friendly and personal service anywhere. Very nice freshly cooked breakfast. Just a little bit different and full of character, we will definitely be returning in the Spring.

Lovely friendly, comfortable hotel

The hotel was excellent. The staff were very friendly, accommodating and informative. Our room was lovely and very comfortable and much better than expected for a 2 star rating which in our opinion should be much higher. The breakfast was very good with plenty of choice on offer but my only disappointment was that there was no yoghurt on offer but then again I didn’t ask for any. We would definitely recommend this hotel for anyone wishing to visit this beautiful town and we will definitely return in the future.

Wood

We stayed in room 10 for the weekend, it had clearly been modernised and the shower room in particular was maintained to a high standard. Some of the public areas, and our shower room, could have been cleaner. The big problem was the 4 poster bed; it was very creaky and every spring could be felt through the mattress! Some of the slats on the base of the bed had fell off. The first night we hardly slept and, in hindsight, we should have reported it the next morning, but as we were only there one more day and had places to go, we left it. As the evening came we were both anxious about spending another night in the bed (yes it was that bad)  and we checked out and drove home instead which was a shame as we were celebrating my partner’s birthday. The owner was polite about it and very apologetic. She mentioned relocating us but then said something about being very busy. In any case, we had decided to go home. She took full payment from me which I was a little surprised at. At the very least she could have deducted breakfast for the following morning. Anyway, I was too polite to mention it and off we went. The hotel was warm and overall of a fair standard but it clearly needs a lot of tlc. 

Bed issues

We used this for a single night to break a long journey. The building is an old rectory and therefore very traditional. The rooms have been modernised to an excellent standard. The rooms are moderate in size, but well equipped and furnished, with comfortable beds. The proprietress is friendly and helpful and the breakfast good quality with good portions.

The hotel is very quiet and walking into Lincoln centre and the cathedral quarter is pleasant and easy.

Good value and service

Wanted a B&B not too far from The Lawn. Warmly greeted by owner, felt as though I had known her for awhile. Was given my room & front door key on arrival. Single room & shower room adequate for my needs. Tea making & hair dryer provided.  Breakfast - well plenty of it, served to order, hot on hot plates. very attentive staff offering refils of tea, coffee, toast etc.  Intend to stay again on my next visit to Lincoln
