Very friendly host good on street parking just a bit of a walk from main area but not from front. Nice rooms spacious bathroom comfy beds slept well. Good facilties too. Breakfast had a good range of choices. When had a problem it was dealt with straight away

So many good points.  
Met by Martin the owner. He was friendly and helpful telling us about a local festival taking place. 
The room was a wow! when we entered.  A huge lovely soft bed which was comfortable and the bathroom was another huge room including a wardrobe and drawers.  
Plenty of tea,coffee and fresh milk replenished daily. Even a coffee machine with great hot chocolate.  
Now breakfast!! So much choice and cooked fresh to order. 
The best breakfast I have ever had whilst staying in holiday accommodation.  
Parking was easy on the drive or across the road which was free. 
We will definitely stay there again on our next holiday.  



Excellent accommodation 

We had an excellent stay, the twin room was spacious and comfortable with wardrobe and plenty of hangers.  Large bathroom area. Breakfast had a large choice and was fabulous! Not far from the town, we had a lovely time. Thank you

Excellent value for money. Very spacious, comfortable and clean room. 
Breakfast was delicious, and there was a really good choice. I love a decent coffee for breakfast and wasn’t disappointed. It’s situated in a quiet area, nice walk along the beach to pier etc.

We have just left the dene house on route home. Lovely stay very friendly and welcoming hosts. Nice clean room with good facilities. Wow what a breakfast amazing freshly cooked just like home one of the best away breakfasts I have had. Definitely come back again excellent value for money with a good location off the main front. Thanks for a great stay.

Breakfast Wow Lovely House

We chose Dene House for its location to the Racecourse. A nice B&B and for us it was ideal, a short stroll in one direction and we were at the Races, an easy 20 minute walk in the opposite direction and we were in the Town Centre/Sea Front.  Our room was small but clean and had a fridge which is quite rare in B&B’s. As well as a Kettle there is a Coffee machine and fresh milk is topped up daily. The room was warm but a fan is supplied so they’ve really thought of everything. The Breakfast is top notch!  Great choice and lovely loose leaf tea in the pot. I had fresh waffles with maple syrup and clotted cream, absolutely delicious, it really can’t be faulted. The only reason we marked 4 instead of 5 is the bed, as well as being quite small, was not very comfortable. We would stay here again, maybe try a different room.

Perfect location for Yarmouth Races.

Clean, quiet comfortable room with all we needed. Delicious breakfast too! (Partner loved the waffles!) 
We stayed for five days and had a great time. Hosts even asked us to let them know we arrived home safely which we thought was lovely. Lovely tea tray with fresh milk daily and a coffee machine too. 10/10 ☺️

Lovely Guest House. Very welcoming nice clean accommodation,  Good choice of breakfasts perfectly cooked. Room comfortable. Duvet rather too  warm a summer weight duvet would have been appreciated. Would certainly stay here again.

Another lovely stay. Our room was comfortable and clean with en suite. Coffee, tea facilities and small fridge. Delicious breakfast with lots of choice. Very welcoming owners. Short walk to seafront and parking on road nearby. Highly recommend 

Great place to stay

Wow from the moment you walk in until you left everything was spot on. 

Room was spotless breakfast was fabulous Lovely owner. He could not do more for you as a disabled person he was fabulous as so understanding of my needs. 

I Don’t like staying away from home on my own he made me feel so welcomed 

Like home from home only stay here cause I am going to haven down the road tomorrow
