I booked this in January 2020 for a Sept - 4 night stay ...just before Covid hit.  A red flag should of gone up right away as when I booked they just took my money and NEVER replied to  a couple of short emails I sent just asking some general questions. 
Then my flight got cancelled by the airline so I had to cancel my reservation. I was aware of their no refund policy when I booked this but due to these crazy times when we are all affected I thought at least they could refund a part of my fee.  Instead they chose to keep 100% of the cost.  I sent them several courteous emails which they did not reply too.    Not having stayed there I cannot speak to how the accommodations are. However, these people should NOT be in the hospitality business.  I would of re booked this trip for next year but NOT in this apartment.  ALSO, booking.com should not be representing them as they had to try multiple times as well to get a hold of the property owner.

DO NOT BOOK THIS PROPERTY

Reading previous reviews, I can see there have been improvements in Flat 1. There was a notice in the apartment saying that if you have visited before and been dissatisfied, the owners hoped you would appreciate the improvements they have made and they wanted to build a business to leave to their children and grandchildren!   Reading that didn’t inspire confidence and regrettably the family’s future is not really of any concern to most guests.   On the plus side the appartment was clean, although as mentioned before,  there were notices about leaving it clean.   It was well located for Fringe venues and a great advantage having Tesco opposite.   
The minus side:    It was impossible to find as the map we had been given showed the building in the other side of the road.   We only managed to find it by asking at a Dentist surgery.    We were told it slept up to 6 which is ridiculous.   There was one bedroom with a small double bed and a sitting room with a sofa which turned into a bed.    There were two folding beds on chests but there would have been nowhere to put them so it was good that there were only 2 of us.   The linen was old and tired.   The kitchen was OK but the fridge had no door to the ice compartment which was totally frozen up, but there was a good kettle and microwave.    There was one wine glass and only two water tumblers and the only teaspoon was a plastic one.   There was no teapot, toaster or jugs.   The TV, which was large and obviously relatively new, we weren’t able to get to work and there were no instructions.
The hot water was extremely dangerous as it came out of the taps at nearly boiling point but in a slow trickle.   Filling the bath to a very low level took over 30 minutes and you could only turn off the hot tap by holding it with a towel.   The top of the cold tap fell off.   There was a crack in the washbasin.
The appartment has faults but was comfortable enough for a short visit but needs more attention.

Visit to Edinburgh for the Fringe (2 people, 3 nights)

My reservation was for August 24 with Sakina Apartments. I booked through Booking.com on June 20 and paid the full amount of the reservation, about $200, on June 24 for my August 24 stay. Received an email from proprietor with instructions on how to enter the unit, etc.  

On the day of my reservation, there was no parking when I arrived.  The description of the property indicated that there was private parking for the unit.  I called the number I had received through the email and was then informed by the proprietor that "Booking.com had double booked" the accommodations and my reservation had been cancelled.  He informed me that Booking.com had been trying to call and email me.  
Well, my phone was set up to work in the UK and I had not received any calls that day, nor did I have any emails about it.  Plus, if the proprietor had taken my money and emailed me with instructions in June, how was it that Booking.com double booked, he would have received payment from two people and should have been responsible for notifying me.  To date, nearly 2 weeks later, I have not received a refund for the nearly $200 I paid for this accommodation.  When I called last week to find out where my refund was, the woman who answered the phone told me that I had not been refunded because I hadn't emailed requesting one.  That of course upset me significantly.  I have since sent three emails and still no refund.

DO NOT BOOK HERE

I booked this hotel online, gave my credit card details and was promptly charged a prepayment, had to cancel the booking for personal reasons and now it’s been more than a month trying to get them to refund the payment (which they were not meant to charge in the first place)...Complete scam, seriously stay away, don’t book with them. Don’t trust them with your credit card they will scam you and hope you don’t follow up so they can run away with your money! People like this should be banned. I should have paid more attention to TripAdvisor reviews...well you have been warned!!!

NEVER BOOK SAKINA

We got here... 1 room my aunty slept on a couch even though it aaid 3 beds when booked.... smells musty and old. 
The toilet door doesnt close...

Horrible

Hot-water and cold water coming in two different taps so have to mix separately before use. Mirror in the washroom is not in a position to use properly. Linen on sofa are very old and looks not cleaned well. No intermediate cleaning, I stayed 2 days. After initial cleaning no cleaning or fill up of tea/coffee. As there is no front desk, difficult to coordinate. Cost extra GBP 25 to drop luggage. Extremely difficult to locate the facility as there is no sign board or display of name.

Location is ideal as it's close to the city

There was so much wrong with this apartment, that its taken me a few days to write this review.  First our taxi had trouble finding the place, there are no signs to say Sakina Apartments.  We realise now why there is no sign, its a flat on an undesirable council estate.   It looks very daunting, and smells of urine in the entrance, dosshouse came to mnd.  After recieving an email with instructions on how to get the keys from the key safe situated outside the building, we entered the apartment.  There were 4 of us in this one bedroom apartment.  I did know that there was double bed in the bedroom and a bed settee in the living room, but unfortunately only one very small wardrobe which had two duvets thrown in it and other stuff at the bottom.  One rickety chest of draws that look like they have never been cleaned.  It was a nuisance to have to disturb my son and wife in the bedroom, when we needed to get our clothes.  The bed settee was so uncomfortabe, it was better sleeping on the floor. There are threatening warnngs signs all over the place that threaten to take money from your bank card if you did not clean the apartment before you left and would need to send a cleaner in to clean it.  They obviously did not check the apartment before we arrived, there were bottles under the bed.  The cups were cracked, chipped and dirty, and the wok was rusty, the fridge had dirty food stains in it, and no hot water.  There were stains everywhere on the furniture and  carpets, the light in the bathroom was hanging off the ceiling.  The curtains in the living room was see through, it was like living in goldfish bowl, and at night time car lights lit up the living room every few minutes.  There are no complimentry toiletries or satellite tv as advertised.  When I phoned the owner to say it was not suitable for us and that we we're vacating to the Travel lodge up the road, she was very rude to me as I tried to tell her why, she shouted over me and screamed that I was not getting a refund, I hadn't asked for one, she then put the phone down on me.
