Came for a 3 night stay had room 1 twin beds en-suite bathroom / shower, very friendly couple that run this quaint b n b
Breakfast is everything you want as you pick yourself what you want on a slip so no waste great idea .. Room lovely and clean tv and wi-fi everything you need you won't be disappointed 

Lovely time here 

First Class Guest House.My room was a twin with ensuite,spotlessly clean,spacious and warm(room No..1)Breakfast was excellent lot,s of choice.The owner was helpful and friendly.The G.H.is 5 min walk to Inverkeithing Rail Station,very handy for the Airport (747 bus every 30 min only takes 25 min to Airport..very cheap.)A fraction of the price of staying in certain well known hotel chains..and better quality

Enjoyable stay

We needed a place to stay from which it was easy to get into Edinburgh for the Fringe Festival. This guest house was just five minutes walk from the train station with very regular trains into the city.We were made to feel very welcome by the owners and the room had a  drinks tray and comfortable beds.  The en-suite was very handy and everything was clean.  There were plenty of towels and soap/shower cream/body lotion etc Breakfast was absolutely delicious and plentiful.  The only improvement would be the use of wi-fi, Would definitely stay again.

Very handy location

Clean well appointed room, shared bathroom facilities is a rarity these days but was no problem. Very good value and the location only 20 minutes from the airport for an early morning flight, recommended.

Character B+B, flexible approach to guest convenience is refreshing.

I have never felt so unwelcome at a B&B in all my life. I booked to stay for 5 nights at this B&B. Due to circumstances beyond my control, I was unable to check in before 22:00, so I called at 21:00 to say I would be arriving after midnight. The proprietor, Andrew, sounded annoyed and I explained that I could make alternative arrangements if it was too late, and I repeated this several times because of how annoyed he sounded in agreeing to wait up for me. When I arrived after a very long drive, I immediately apologised for being late. Instead of a warm or even a neutral welcome, I was immediately met with a cantankerous attitude and was told how it's not acceptable to arrive so late. I apologised several times but Andrew continued to hark on how they're not a multinational hotel and that I should have called sooner. Given that I had offered by phone to make other arrangements, I was rather annoyed by this 'welcome' and I explained that I do not appreciate being spoken to like this after a long drive and having provided my card details via Booking.com for him to take £200 for my stay. He then said he hadn't taken anything and accused me of calling him a thief! I was shocked to say the least. He then started showing me paperwork he'd printed out from Booking.com, specifically the guest comments. He made a point that I had written the comments and failed to put in my arrival time. I noted that the comments were not written by me but are generic comments automatically placed there by Booking.com because I have a business account. I pointed this out and he told me not to tell him how to run his business and became very aggressive. At one point he raised his voice and eyeballed me a number of times. I noticed that he smelled of alcohol. I became very uncomfortable and requested that the rest of my stay be cancelled so that I may stay elsewhere. I had to make a formal complaint to Booking.com for this.

The worst B&B experience of my life. Staff smell of alcohol and shout at you for being late.
