It's probably not the best idea to visit this property this time of the year. I arrived on a Sunday. I spoke to reception the day before to ensure that my booking had been made as I had not recieved any emails to confirm payment/booking. I was told my room would be a single room no 5.
On arrival it was room no 8 (not shown on their photos) and the restaurant(stop food 5.30pm) and bar were closing at 7pm. 
The room was very dated and just didn't feel that pleasant. It had a very small TV which you could hardly see and hear. 
Only place to charge your phone was from an extension lead plugged in behind the bed.
I really don't think it's worth the price they are charging for this room even with the free breakfast at over £60 per night.

 

Basic room could do with updating

The location perfect, across the road from the beach and our room had a sea view. The staff are wonderful.
One word of warning, it is a rambling three-story building without a lift so be careful if you have mobility issues.

Arrived 14/08/23 worse mistake of my life never again room 10 irs locked in a time warp as is the rest of the hotel for £575 for 4 nights I expected something better we arrived my door key we struggled t open door first day my partner eventually got door open no available light in passage also I told staff on Tuesday morning nothing was done apart from saying yeh its a little stiff struggled again even asked the lady in next room cud she open it she couldn't so Wednesday again told staff was told we will get some wd40 on it they did wen I got bk on Wednesday tried my door couldn't get in downstairs agon maintenance man was in this was around 7/7.30 he tried n tried couldn't open it eventually the lock barrel went altogether he said the barrels gone I can't get you new one till tomorrow so I will put a bolt on the inside so u can lock door I said ok at least door would b locked BUT I hadn't had anything t eat since breakfast I told him I need t go n get food as he had took my lock of t get me in I couldn't lock my door from outside he put a clasp n combination lock on my door I got a complentary cup of tea for my inconvenience eventually on the Thursday wen I got bk around 10pm there was a lock on the door never again will I stay there  the breakfasts aren't very much either 1 hash brown 1 fried egg 1 bacon 1 sausage toast n tea/ coffee

Room was clean but very tired.  

Staff were friendly but breakfast is limited -  ‘choose an option’ rather than ‘what would you like?’ and even then a bit hit and miss (two slices of toast the first day and one the second.  Limited cereals in small boxes so if they run out of the cereal that you request then tough)

OK Stay

Highly recommended I booked this hotel just because it was the only place I could get with availability for the dates I wanted good location practically on the beach  town centre about 10 mins along the promenade. Room was more spacious than expected for the price paid £87 a night, great sea view only a road between your window and the beach. Our toilet was blocked up on arrival we mentioned it when we went out and it was fixed by the time we got back. The shower wasn't brilliant though but useable nice bottled toiletries supplied no bath not a biggie for me personally although my companion only uses a bath whether other rooms have baths I don't know. Do be aware that the rooms are up several flights of quite steep staircases. We didn't have a car with us but from what I could tell there's no onsite parking. Tesco is less than 5 mins away for those forgotten essentials and buses to Chichester stop just outside it. 

Lovely little budget hotel, highly recommended

I tell you this is one of the most hidden secrets in Bognor Regis, the food was plentiful and really home cooked. Well done to all the staff, that made the Saturday night dinner fabulous. The Apple pie and custard was the best I’ve tasted for sometime. A thumbs up from me..

Fantastic food

I only stayed over for one night in December. The weather was biting cold and I needed a comfortable bed for the night, an evening meal and breakfast the next morning.
Reception was in the bar, slightly off putting as it was occupied by a large group of determined drinkers. They caused no offence, but perhaps not greatly enhancing the reception service or ambience,
I was shown to my room which immediately felt cold. There was a radiator working very hard, but not really making an impact.
The bed however was large, very comfortable and warm.
There was a small TV and a separate bathroom with a good shower.
The evening meal, taken in the restaurant was very nicely cooked and so was the breakfast the following morning. One of the best fried breakfasts I can remember.
Overall it was OK. Very much a budget hotel. Staff were helpful and friendly, but the rooms really needed a bit of attention. In particular the heating needs an upgrade as at the top of the house, it seemed to struggle.

Good food but chilly bedroom

Been in the past and been very happy.
So tried in the Winter and as in the past very good with good size portions.
They have now started doing 2 meals for the price of one so it was fairly busy, 2 for 1 is limited menu and certain times.
Friendly staff.
Sit by the window and you get a sea view.
Overall an enjoyable time and meal.

Monday morning breakfast. We have eaten here before, evening meal, so we thought we'd give an "independent" local a try fir breakfast. Not disappointed. Great, friendly service. Food was good. Highly recommend as great value for money. We will be back.

Stayed here on a Sunday night with a friend, and we was given the keys to room number 10, which can only be described as an old fashioned room in a attic. The decor was so old fashioned it would of been welcomed on the Antiques Road Show,  there was gaps in the window pane so it was very very draughty and all you could here was the wind whistling and howling which was drowning out the sound off the 6” TV that was in the room, all the knobs on the radiators were broken so you couldn’t alter the heating. The bathroom was quite big and spacious, the price we paid was £75 which was way over priced for what the room was, hopefully the other rooms in the hotel were better than ours,
