This place was an absolute mission to find! Down a dirt track and in a cul de sac of 2 houses. The owner was around when we arrived, but was too laid back and wasn't wearing a shirt (which is a bit weird when welcoming guests, even if it is hot!).
We were told we had a free upgrade because our room was booked or something was broken...our new room had a comfy double bed, air con, good ensuite (although the shower floor was gravel!).
The owner tried to get us to go with them for the whale watching tour (which we politely declined), but were fortunate that the neighbour was still willing to take us at 5am in his tuk tuk to the office of the whale watching company we had chosen to use.

No breakfast was available but there was wifi.

We stayed here for one night as we planned to go whale watching. The guest house isn't in the centre and is down a dirt track which made it difficult for the driver to find, although the local tuktuks all seemed to know where it is.

The room itself was basic as we expected and the bathroom modern with fake rocks on the floor. The biggest upset for us was the bathroom was dirty with skid marks in the toilet from a previous gusts and a dirty plaster on the floor of the shower. The bathroom and bedroom also were home to a number of bugs. Bedsheets weren't provided and needed to be asked for. They were a sarong type when they arrived, one for each of us. 

We were glad to be only staying for one night and leaving early the next morning for whale watching. 

Whilst the accommodation was cheap, I wish we had paid more and got somewhere with a few more comforts. 

Far out and not so clean 

We had read some really good reviews about this place, so decided to book for 3 nights - what a mistake!

The place does not match the description at all. When we arrived we were asked what room we had booked and we said it was a standard double with fan. After much confusion due to language barriers, we were put up in a ground floor room with air con which was dirty with water dripping from the ceiling in the bath and a horrible damp smell. We showed our booking confirmation and the pictures of the room and were then finally given a room upstairs with fan but no mosquito net as advertised. This room clearly hadn't been cleaned since the previous guests. There was dirt on the sheets and the bathroom was filthy. We are not fussy travellers at all but this was disgusting. 

We decided to go to the beach and a girl told us she would organise a free tuk tuk. When we got to the beach, the driver wanted 200 rupees. We couldn't complain when we got back because noone was there who could speak english or any other foreign language.

There were some sketchy characters hanging around in the entrance gate who never said hello and just stared which gave off an incredibly uncomfortable vibe. There was also basically a building site opposite our room as they had roded all the trees (probably for more guest rooms).

We weren't shown any of the amenities listed (fridge, kitchen, etc). When we asked whether we could have dinner at the place - as advertised - it just ended up in much confusion due to severe language issues and we went somewhere else. We still don't know whether you can eat dinner there or not but it was probably a good thing we didn't. The breakfast was terrible. Toast (cold and clearly leftovers from previous guests) with butter (no jam)  and a couple of fruits. The tea came in cups so dirty, I couldn't bare to drink it. When our breakfast was cleared we saw that the same cups were given to the guests after us - there wouldnt have been enough time to clean them. 

I am astonished that this place has managed to get good reviews in the past and can only assume that they are fake (some of them have only rated 2 other things, all in mirissa) or that this place used to be good once and has gone down hill over the past year.

We never met Sam and decided to cut our stay short and leave after night 2, as we didn't want to let this ruin our holiday. Overall, the worst thing was probably the extremely uncomfortable atmosphere. It really felt like we had tapped into a huge tourist scam. Thank god we had experienced some real sri lankan hospitality before sam's place to know that this was far from it and a very bad reflection of the warm and friendly people of this country.

Maybe this place used to be good - who knows. It definitely isn't now.

Don't stay here! Much nicer places for the same price on the beach.

1. the room didn't match to the described one:
 instead of the lux room on the 2nd floor we got much worse room on first floor with broken plumbing (leaky pipe), broken door and broken safetybox!
2. awfull kitchen. there was not possible to cook there at all. No stove, no cookware, only fridge! 
3. sam was constantly promissing to fix the bugs, but  nothing happened. Just bla-bla-bla
4. the place is really far from the beach

we desided to cancel booking after first night here, sam charged us $ 18 for that (firstly he wanted 50!). 

it very strange to see so high reiting for this place. for that price ($18) you can easily find much better place in terms of comfort and distance from the ocean (in Mirissa).

Let's start with the positive, as it is gonna be short; Quiet location, wifi was ok, breakfast also ok. 

Now our reality; Booked this place according to all the great reviews we read on a booking website. Should have used Tripadvisor before! We were really surprised how innacurate was the room according to the pictures online. We are very simple people with basic standards, but felt pretty uncomfortable during our stay there, which was the reason why we cancelled our second night. The room was so, so humid, and the fan didn't help at all. Pillows were mouldy and the whole bed smelled bad. No mosquito net as described. The bathroom could be nice if it was maintained, but very dirty. 

We paid around 2000 rps for a room that was 3 km out of town, but seemed to be a good deal for us, as the owner was providing tuktuk drop off and pick up from Mirissa center...but when we told him we were not staying any longer, he didn't show up for the pick up we called him for, even if he agreed. We waited 45 minutes on the side of the dark road at 10 pm, before getting tired and finally pay a 300 rps ride back to our room. As we got there, we had no water for shower and had to knock at the owner's mother house, next door (at 11pm) to finally be able to have a cold shower. 

Something seems wrong with the reviews, as an other reviewer mentionned here on TA. Seems like some reviews from UK, US and also Aussie people are written in a basic english...!

You can definitely find a new, fresh and cleaner place in town for the same price, as many of them are not online but offer very good rooms and service!
