Prinsengracht is one of the better canal streets that is conveniently located for the walkers to cover the distances.
Place is a bit on a small side, but fully functional and clean.
The only major BUT i had was the AC unit was only installed in the Liv Room and not the Bedroom. Thankfully, the temps were dipping into the 50's so we would open the windows in the bedroom. 
Our bathroom had a very dim light.
The owner/manager supplied a complimentary bottle of wine and Nescaffe capsules which was a nice touch.
Oh, and the matress was awesome.

Location folks is everything.

We (2 adults and 2 children aged 9 and 7) stayed in the Mandarin apartment in August 2019.  The location was fabulous and the size of the apartment was great.  Prior to arriving we contacted the owner to see if we could check in slightly later as our flight didn't arrive until late and this was accommodated with no fuss.  On arrival we were greeted over the intercom at the front door and the owner then called the apartment once we were in to welcome us.  The manager/assistant who lives on the boat in front of the house then came to check us in in person.  All went very smoothly.  The apartment was clean and it was a nice touch having some complimentary drinks provided in the fridge.  The bed in the bedroom was very comfortable - the sofa bed slightly less so, but then, it is just a sofa bed so you can't expect too much.  A number of reviews have commented that the apartments are not clean - ours was very clean.  No issues there.  There was a slight mix up with payment, which resulted in us paying twice but this was resolved very quickly.  The only real downside was that the windows at the front of the apartment had been locked (it was explained that people had previously left them open and with it being a ground floor apartment this meant it was open for thieves to help themselves) and the air conditioning unit didn't work very well so the front of the apartment was very hot.  However, overall we really enjoyed our stay at Prinsenhuis and, having scoured the internet for other centrally located places to stay, would say that this was very reasonably priced (in a city where accommodation prices are very high).

Great location and comfortable stay

We booked the Tea Leaf room at Prinsenhuis as our mid-point stop in Amsterdam over the course of a multi-week trip across Europe.  We specifically chose this hotel as it advertised an in-room washing machine which offered convenience for continuing the second-half of our trip with freshly washed clothing.  The hotel, by it's description also appeared to be upscale, family-friendly accommodations with easy access to the quieter and more posh neighborhoods of Amsterdam.

Unfortunately, we were extremely disappointed with the experience.

POSITIVE:
1. To be fair, Prinsenhuis is located in a quiet neighborhood overlooking the Prinsengracht canal.  This makes it east to navigate the city by foot.  It is about a 20 minute walk to the Anne Frank House, about 15 minutes walking to the Van Gogh / Rijks Museum, and about 25-30 minutes walking to the Central Station or Red Light district.  There is also easy access to the city tram lines.
2. The view from the front window of the Prinsengracht canal is lovely.

NEGATIVE:
1. There is no front desk or obvious instructions for gaining access to the secure building upon arrival.  We waited outside for about 20 minutes ringing the doorbell before we were invited in.
2. The stairs to the room are extremely steep and narrow.  I don't fault the hotel for this, but be forewarned.  One slight slip and there will be no stopping you until you hit the ground floor.
3. This property is an AirBNB at best.  To present this as a hotel, an Inn or a legitimate Bed and Breakfast implies a level of service that doesn't exist.  It felt more like a crash pad for coffeehouse stoners.
4. The room was dirty - like disgustingly dirty.  My wife was quick to spot issues in the bathroom, kitchen, and sitting areas.  The floors had dust and hair along the floorboards and just about every surface seemed to include some mystery stain.  We pointed this out to the proprietor, Edwin Blok, who agreed the room could have been cleaner and offered that his housekeeper had either hayfever or a high fever that day (we couldn't understand which)
5. Mr. Blok seemed proud to inform us that the drinks in the refrigerator were free.  The inventory of the refrigerator was thus: 2 cans of off-brand soda, 2 cans of off-brand beer, 1 bottle of rose wine.  Thank you, but no thank you.
6. The room no longer includes the washing machine, despite the description on the booking site.  When informed that we were disappointed about this fact, Mr. Blok informed us that it was removed by order of the local health department due to Legionnaire's Disease.  When asked if Legionnaire's was found in the room, he replied, "Well all rooms have some acceptable levels of Legionnaire's."
7. Late on our first day, Mr. Blok arrived at the room to "check us in."  Really, we came to present the bill and collect payment.  He asked for a passport and a credit card - which is customary - however he preceded to take a photograph of our credit card with his mobile phone without asking.  This did not sit well due to the obvious security issues it creates.
8. During his visit, Mr. Blok attempted to convey the safety of the neighborhood by stating there were many plain-clothed cops around.  He continued that if "...any terrorist-looking person was seen walking around with a box on their shoulder that could conceal a rocket launcher, they would be dealt with [shot] immediately."  This struck us as an incredibly odd (and possibly Islamophobic) way of trying to make us feel secure.
9. During this same visit, Mr. Blok suggested a remedy for our disappointment about the missing washer by offering to take our laundry over to the local laundromat.  I told him this was unusual and we would not be comfortable having him handle my wife's and my daughter's "delicates."  Perhaps it's a cultural thing, but we all felt a little creeped-out that he made this offer.
10.  There was only 1 towel in the room when we arrived.  We asked for additional towels which were provided, however they all appeared to be quite old and heavily used.
11. Despite expressing our concerns with the state of the room, no offer was made to reduce the bill.  The full rate was charged on the first day.
12. We all left with multiple bites on our arms and legs.  We could not find direct evidence of bed bugs, but there was definitely some sort of biting insect in the room.

Deceptive and Dirty

We have been to Amsterdam many times and therefore have a good idea of the types and standard of accommodation on offer. The best thing about this property ( and it is no small thing) is the great view over the prinzengracht but after that I am afraid it is all negatives in particular:
1. Poor arrangements for check in and check out. Administration woeful- as with other guests we had an issue with the bill which took a couple of weeks to resolve.
2. Poor service- this is not a hotel and is really an Airbnb type property.
3. Basic bedding, fittings and fixtures and no hotel type add ons. The feeling we were left with is that it could be so much nicer and a better experience if there was some joined up thinking.
4. Having regard to the above and even accounting for the view the property is a tad overpriced for what you get.
 

Photographs and description a bit deceptive

The boat (boot in Dutch) is right in the Prinsengracht canal. Great location for shopping, restaurants and museums. There is a bagel shop across the street. We loved the place, except for the rowdy neighbor who was partying until the wee hours of the morning.
