For a holiday- you deserve better... but as a place to stay- it beats a tents but not by much. Near medical centre but quite a walk from fns square.
Good price if you budet for eating out.... there are plenty of near by stalls/kiosks. Make sure you have plenty of change.

Great cleaners, greedy owner, worn out surroundings.

The Riad is little and informal, a small and nice solution to stay inside the Mediana. It-s clean (everyday the girls clean the room) and it's very close to the most important attraction such as the Madrasa and The Museum (5 min by feet) and also the bid square it's 10 minuts by feet. 
The staff is helpfull and nice. It's a riad not a hotel so they will ket you the key of tge house and until the day after you will be alone with other customers. The breckfast is simple but good and really cheap. It's a perfetc location to live tge Medina.

Double room I booked had bathroom attached, but no toilet (this was not stated in the room description). The owner wanted to paint the room while I was there (I was only staying for one night). Location is not that good and really hard to find. When I made the payment for the room, owner didn't have any money to return the difference and said, he will return this later - he totally "forgot" about it when I asked him the next morning. They state that payment with credit card is possible, but it's not. I don't recommend this, there are plenty of other better riads in Marrakech.

Was not happy with it at all

The building looks nice on pictures but when we where there, loud music was playing all day long and in the evening disco lighting was added in for good measure. The place is hard to find, but that is true for almost any place in the medina. 

Breakfast was very minimal. Owner was nice enough but did not have that transfer hospitable feeling. He was half helping guests and half raising his very young daughter at the same time.

The room was nice and clean with good beds.

Looks nice on pictures but the reality is different.

We booked 11 days stay at Lalla Piccara. This was the biggest mistake we could have ever done. This mistake costed us our holidays, a nervous breakdown and the memories we'd so like to forget..‎ We are actually in the middle of a legal case against the owner of Lalla Piccara.
There is several things in this Riad that are really wrong, but the biggest of them is the owner, Arnaud.
I will try to list here everything that happened during our stay at Lalla Piccara in order to warn tourists about this place.‎

At first the owner took our passports and demanded we pay Tourist Tax before he returns them to us. Tip: pay the tourist tax in Euro! Not in Dirhams as the owner suggests, because he will "calculate" the exchange rate the way, that You'll need to pay twice as much as you should be paying. We have compared the tax we had to pay to the one paid by tourists in other Riads and our one was the highest.‎
Also, dont be fooled by beautiful pictures of the Riad as this is NOT how the Riad currently looks! We have pictures to prove that what we're writing here is true. 
There was dump and mould covering half of the ceiling in the bathroom and water was constantly leaking on the side of the toilet (with a broken seat). Drains in the shower were flodded and the lights were on only when the boiler was being turned on. A place advertised by the owner as "roof terrace with views of Marrakech" is full of garbage, old pots, pieces of wood and cables. Its nothing more than a tiny storage roof used to hang wet bedsheets and towels. The wooden stears leading to that "roof terrace" were broken and extremly dangerous as there was no railing to hold on to (the one on the wall was not properly attached and was coming off the wall). ‎ 
Wires were hanging from some of the lamps and electric sockets in the room were coming off the wall dangerously with wires exposed. ‎
‎There was no hot water in the morning. We had to first go downstairs and "beg" for boiler to be turned on and then, after an hour wait, only one person (out of three staying in the room) could take a 3min long shower‎, because after that the hot water was gone. ‎
On our third morning in the Riad, a piece of ceiling fell on me in the bathroom and hit my head and arm. I had a headache and massive bump on my head for days thanks to that..
The important thing is also that Do NOT let yourself to be bullied by the owner to pay by the link he sends you (Factobox)! We did and after our arrival, additional money were taken from my bank account WITHOUT my permission. It was only 1e at a time, but no one should be withdrowing money from my bank account without my authorisation! After we confronted the owner, he returned the money.
‎One day owner offered us a Moroccan dinner and we accepted the invite. The dinner was served with one hour delay and in the morning owner charged us 80 dirham for chicken couscous and 50 for vegan one.. The same day we found only few places with such a high price. Even on the Square most restaurants charged only half of what we were made to pay at the Riad. Please note, that our dinner was prepared by a night porter and not a cook. Pointless to say that food was far from restaurant quality..
If you're thirsty at night forget about going to the kitchen for a glass of water. Kitchen was closed overnight and blocked with a picture frame preventing anyone from entering.‎
There was also no staff in the riad at night and no one to ask for help in case of an emergency‎.
‎Its very dangerous to walk around at night as there are nearly no lights turned on in most parts of the riad.‎
Its extremely cold during the night and there was only a  tiny heater in the room, which makes no difference to the temperature. I assume during a summer it must be very hot as A/C installed in the room was not working and there was no remote or manual switch in the room (plus: the heating charges will be added to your ‎bill later). 
The Broadband was being disconnected by the owner all the time. He said its because his neighbour is trying to use his connection and that's why he must switch off the modem sometimes‎.
Another thing is that ‎I'm vegan and before arriving in Marrakech I sent a my dietary requirements to the owner with full list of products I cannot eat. I received a confirmation that vegan breakfast will be prepared for me in the Riad. For my ‎first breakfast I was served a moroccan cake (made with milk and eggs), a buttery pancake and another thing that I cannot even name, let alone check the ingridiance of it.
When I asked for promised vegan ‎breakfast and once again explained what products I cannot eat I was met with ironic smiles and my moroccan cake was taken away and instead one of the girls brought another buttery pancake (which, of course I could not eat!) .
Next morning a banana/apple salad was waiting for me. And the next. And the next.. until we went to the market and bought some strawberries in order to add at least some colour to my daily ‎breakfast.
‎When once we brought some chips back to the Riad for lunch, the owner said we are not allowed to bring them inside and that we have to eat them outside the front door!‎‎‎‎ We also were verbally abused by the owner and our 9 year old daughter withnessed that.
We have contacted Booking.com and the Customer Services agents were trying to urgently ge‎t us out of there, it wasnt so easy, tho. After 2 days of phonecalls from Agents, the owner of Lalla Piccara agreed to get us a place in another Riad without having to pay additional money for the move, but didnt give us any details.
At 7.30pm a young ‎man came up to our room and told us that he's going to take us to another Riad. ‎We weren't even packed, it was dark outside and our daughter was already in her PJs.‎
We went down to the reception and asked the owner what's going on. ‎Arnaud replied "Riad is booked, you have to go now!". After hearing that our daughter got really scared and started to cry.  This is definitely not  a thing you want to experience on your "dream holiday".‎
‎The current rating of the Riad: 8/10 ‎is very misleading and only after actually reading the comments left by visitors, You will find out that we are not the first ones to have problems with the owner. I was actually shocked to read about the similarities in what happened to us and to other guests staying at Lalla Piccara.‎ None of the comments matches even slightly the nightmare we've been through tho. None of the other guests had ceiling/wall falling on top of them, none were verbally abused to the breaking point, none of them were thrown out after dark.. But we were. And the saddest part is that our small daughter had to whitness and experience all that as well. 
The rating of the Riad must be so high only because of good feedback of the service in the Riad..the two girls who cook, clean the rooms and  try teir best to  accomodate guests. They dont speak English at all,tho, and are present only during the morning/early afternoon hours.
Please, read carefully the feedback‎, or you may risk having your holiday (and nerves) completely ruined. ‎
