This hotel probably has the best views of the river and valley in the whole area. You are not looking at hotels on the opposite bank. Price amazingly low for such views and location - 10 min walk from station (where 2-hour express train from Tokyo finishes). Staff are helpful and friendly (in Japanese). Hotel has three types of baths, large public bath on 2F, outside rock bath on 1F overlooking river, and open rooftop bath (great at sunset) All very relaxing. Breakfast is a basic western buffet-style. Whole place is old and casual, and of course for this price, you can't expect perfect cleanliness. WiFi in lobby/lounge area only. But comfortable enough and a great base from which to explore the area - Tobu Mini-World (next station), Edo Mura Old-Japan Village, river rafting, and some pretty valley-side walking paths and suspension bridges. Enjoyed my 6-day city-escape there.

Great Views and Good Base for Exploring

This hotel was terrible. It was quite cheap so we weren't expecting much, but the standards we were met with were unacceptable.
I know that onsen towns like this one have struggled a lot this year, but basic cleanliness and hospitality are not expensive to provide.
We would certainly have been able to look past the dingy, poorly kept common areas, but that was just the start of things.
Our room was filthy, particularly the bathroom (see photos below). The floor was dirty enough to darken the bottoms of our feet and the futons and bedding we were given were stained. It smelled like stale smoke.

Breakfast was, unsurprisingly, also bad. It would have been cafeteria-level if the dishes had been clean but, of course, they were not.

The main staff was also rude. When we checked-in, the man minding the desk was baffled by our questions about the location of our rooms and the public baths (despite the fact that everyone present spoke fluent Japanese). The conversation was so frustrating that we decided to wait until morning to talk to the day staff about our concerns. In the morning when we spoke to the front desk again about the state of the room, they just said "Sorry." and waited for us to pay.

Japan sets a HIGH bar for hospitality, but this place would have been a disgrace anywhere. If you're traveling to the Kinugawa area, be warned.

TV suddenly turned on itself at 6am.. scared me...

The hotel doesn't renovate in decades. In the pictures, they show a completely different situation than in reality. They don't speak English

I have mixed feelings about this hotel. The price was awesome, and the location was absolutely superb. I stayed in a traditional tatami room for one night. The hotel is all non-smoking now, but it must have been a smoking hotel for decades because the smell of cigarettes permeated the room. In fact, when I left and arrived at my next hotel, I realized my pajamas and towel had absorbed the smell of smoke. That was a huge downside. Also, you have to bring your own towel or rent one from the front desk. There were no amenities in the bathroom other than a bar of soap and toilet paper. My room was next to the karaoke room, and I could hear people singing from my room. (I slept with earplugs.)I was very unhappy about the smell of decades of cigarettes, but aside from that, there were so many things I liked about this hotel. The location was incredible! My room had a gorgeous view of the river. The walk from the hotel to the suspension bridge that spans the river was one of the highlights of my trip. I had the fortune to be here during peak autumn colors, and the evening and morning of my stay here were incredibly happy times. You can see the river (and fall colors!) from the onsen. The onsen was great, and it had great amenities. (It made sense there were no shower amenities in the room, because why use the room shower when there's an onsen?)The free breakfast added to the value, and I enjoyed the breakfast. The staff were kind. Ultimately, I don't regret my stay here.

Mixed feelings: Awesome location and value, but...

I knew that this hotel is old and the price was very low. The service included dinner and breakfast. I went there to enjoy the hot spring therapy, not expecting much from the hotel service. 

I stayed there 3 nights. The dining room was like a zoo every time but the food was decent and tasted good. The dinner included a serving of roast beef or prosciutto. For me, the service was acceptable and enjoyed my stay there. I might select another hotel next time, however.

Adequate for hot spring therapy traveler

A unique choice for holidaying in Kinugawa-Onsen or Nikko. Buffet meals included, club nights, and early morning tannoy announcements in the bedrooms make for quite an odd mixture of experiences. Balcony views over the river are AMAZING but the town doesn’t have much to do unless you have access to a car. I am writing from the position of a non-Japanese speaker which I imagine had an effect on the possibilities, so I’m sure there are more opportunities that we missed and would’ve made this a great hotel. It’s relatively cheap for what you get, and it also has a really great series of public and private onsens on the bottom floor which overlook the scenery that are really special.

Unique location for a good price

The hotel is very old with Japanese style and will not provide much as others.  There are no traveler gift, no coffee cup, uncleanliness, no free wi-fi in the room provided only at the lobby, this is so unconvenient.   The good things are all the staff willing to service you with a smiling face.    I had canceled the reservation for 1 nights, they are fair enough to let me do that by charging a little for such night.
