We are a family of 5 who had a lovely 10 day vacation at this location at the end of July/beginning of August 2017. The villa was exactly as described. It was old but beautiful. Rustic but stylish and exceptionally clean. Diana, the owner, lived nearby and was vert helpful and hands on at providing assistance (she phoned a local restaurant and booked a for us when we arrived on our first day) and advice. Nothing was too much bother for her and this allowed us to make the most of our holiday. From the villa we were able to visit Florence, Pisa and Sienna as well as other smaller towns/villages. We had a wonderful holiday and I would highly recommend this property.

This farmhouse in Tuscany was exactly what we had hoped it would be, and what  had been in my mind’s eye when planning to spend a week in the rolling vineyards and olive groves near Florence. Diana was a fantastic host, adding special touches that made our family time on the estate and touring nearby very memorable. The perfect home base for easy mornings, followed by wonderful day trips to nearby Florence, Sienna, San Gimignano, and over to Pisa. The 200 year old house was clean and sufficiently spacious for us 5 adults. We ate breakfast each morning and enjoyed wine daily on the private, shaded patio, two steps out the door, looking out upon the beautiful Tuscan countryside. 

We stayed in Piccolo Peccioli and absolutely loved it, we are a family of four (with 2 teenagers). The house was perfect for our needs and the nearby pool was a great way to cool off after visiting nearby sites. 
The views from the terrace were stunning and there were also plenty of places to sit outside and relax. 
We chose the location because of its proximity to Florence, the nearest tram stop was only 15' away by car with plenty of free parking. The tram ride to Florence took only 15' and we used it frequently.  We also found that there is  secure overnight parking available next to "villa Costanza" tram stop, however to access the parking you have to use the A1 motorway and not follow villa Costanza directions. We used this to leave our car overnight when we went for a 2 day trip to Rome by high speed (and air-conditioned) train. 

It was a really good base to visit other parts of Tuscany such as Pisa and Siena.   
Diana Ghezzi was very welcoming and we could not have asked for a better hostess.

My wife, 8 year old son and our two adult friends stayed in one of the vacation houses on the I Lami estate.  Our hostess Diana was informative, friendly and provided good insight for some dinner ideas. The house was old and rustic but quite comfortable.  If coming during the heat of summer I would caution that one of the bedrooms has a poorly functioning air conditioner (our son actually slept in our perfectly cool room the last couple of nights because his room was over 30 degrees C even with the air conditioner running full). Otherwise the house was perfect with a terrific terrace overlooking the olive groves and vineyards with the surrounding hills in the distance. The pool was nice and refreshing and the directions were spot on.  If you're looking for a spot away from crowds but in the heart of Tuscany with easy access to Firenze, Siena and other places, then this is a good spot. 

One point to note is this property might not be the best choice for families. At least during our stay there were other occupants in the neighboring vacation homes who did not appreciate our very well-behaved pool fun. In addition we found the pool rules were inconsistent (there are lights for use after dark and the posted information we were given at check-in was that evenings were fine for swimming but to be respectful of other vacationers). Someone apparently did not approve of our tame and quiet 9.00 pm swims (it was still dusk, over 30 degrees and there lights at the pool). We were mid-trip instructed that we perhaps had an 'old' copy of the pool rules and asked to adhere to a different set (no swimming past 8.00 pm) which frankly was not appreciated and put a damper on the trip. We were very respectful and as the pool is uphill from the other properties I found it impossible to hear anything when others were splashing and playing.  

I would still recommend this location but be cognizant that at least during our stay most people were pensioners without families who did not appreciate the family enjoyment of the property.
