Off the grid, which means the solar power is not adequate to run the single, tiny A/C unit which is only located in one of the bedrooms. The upstairs bedroom only has a completely ineffective fan. 
Owner told us the A/C runs off a battery, which is powered by the solar - and when the battery is dead (2hrs in our case) that’s it for the day!
Outcome is completely intolerable for human habitation - with both rooms reaching over 30 degrees during the night. 
Rest of the property is scruffy and uncared for, with a filthy communal pool. Water in the rooms has zero pressure- with little evidence of hot water. 
And then they have the cheek to ask for nearly 200eur per night. 
Pls avoid like the plague.

Simply beautiful!

Had booked 13 nights here but ended up leaving after 3. Would have left sooner if I could, but it was hard to find other accommodations with such short notice. 

We were put in a unit with no working AC and struggled with constant power outages - multiple times per day. They advertise themselves as "eco friendly" and "off grid", however locals told me the resort was illegally built and therefore could not get the proper permits to supply power. So it seems the workaround was to go solar. They advertise the rooms being within "human comfort zone" however the room reached 88-90 degrees each night. I have a 1 year old who was miserable each night sleeping and we had to point multiple fans towards her crib just so she could sleep. However the fans were useless when the power would shut off. It would also turn off the refrigerator which compromised the food/medicine I had to store in there for my daughter. 

Best part was when I asked staff to speak to manager the day I left he wasn't available and when I asked them to send me an invoice for the the nights I stayed it was never provided, and was then charged for 50% of the original total for 13 nights. 

I wasted 3 days of my vacation there and had to pack everything up and move to a different location. You are better off avoiding altogether. 

The location and view were amazing and the staff that run the place were very friendly and tried their best - its just a shame they have these serious problems.

AVOID AT ALL COSTS

8 Very nice houses in a breathtaking surrounding and view. Best beach on the island with natural shadow. Familiar tiny apartment complex outside the villae in a real quiet place. Village with restaurants and small super market nearby. Only 30 minutes by car to the ferry.

Best place in Kythira

The resort welcomes you at a cliffside of Kythira - offering you THE view! 
Besides that its a bot remote, which makes it absolutely relaxing and calm you down immediately. 

The appartments have all the same view towards the ocean, sunrise watching is everywhere possible. The beds are big and comfy and the rest is also functional.

The pool area was very clean, and the whole outdoor area is very well maintained. Super beautiful sitting areas etc. 

Its a bit of a ride to the next picturesque town called Avlemonas (one of the most beautiful ones of the island) therefore you are very close to one of the most amazing beach called Kaladi. 

We loved to stay here during our whole stay, also the restaurant skandeia is very close and super local & good. 

The housekeeper are super helpful and original lovely people - the owner is always reachable via phone and also tries his best to make your stay the best possible,

I forgot some of my clothes, and they even sent me a package to my home.
Its just a great peaceful place, and great starting point to explore this amazing island!

Calm oasis with the most amazing view & people

The position above the cliff with an open view of the sea is great! But that is all. The accommodation is presented in a misleading way: in fact, it is defined as an "exclusive boutique resort", in reality, it is a group of 10  apartments (each on 2 floors) in 5 semi-detached houses with very low-quality finishes and hastily furnished with the cheapest Ikea articles, no longer new. Both the furnishings and the finishes show signs of decay. In general, all the finishes have been done economically and in the rooms there is no air conditioning. Each unit is offered for 4 people, but if you are 4 adults, you have to agree in advance who gets the “master” room on the upper floor (not big in any case) and who gets the room downstairs, in the back, with 2 beds and the tiny bathroom. Fortunately, we were just 2, but it turned out to be extremely expensive, too expensive for Kythira and for the service you get. Staff was reduced to the minimum and insufficient. Breakfast is a joke.
Outside, the swimming pool is very nice, but it is small. In general, there is very little shade (are umbrellas so expensive?). During our stay the day temperature was around 36 ° C (a little better at night) and during the day it was not possible to stay at the property (no air conditioning, no shade). Furthermore, the structure as a whole is not yet completed and the construction site with the construction elements reduces the pleasantness of the whole. 

Misrepresented

A truly unique property on the unique island of Kythira, Greece.  Beautifully designed by the owner/architect/host Panos, it offers cool Mediterranean design, many open & covered courtyards, endless ocean views & a salt-water infinity pool that is never crowded. Best of all, the property is off the grid & powered by solar energy. Most suites are 2-bedroom, 2-bath townhomes with kitchenettes, large living rooms & patios. The excellent Kaladi Beach is a short walk (& long staircase) away. There is no organized restaurant but Betty can make you free of charge a frappe or an omelette from the large chicken coop that is next to the property. One of the few real environmental resorts anywhere in the world. 
Bonus 1: Guests usually take off for the numerous beaches on the island, so most of the time you will have the pool by yourself.
Bonus 2: Ask Panos to take your little ones to feed the chicken or turkeys. 
Where else can you get cool design, almost-zero carbon footprint, an amazing pool area & a gracious host to offer you fresh organic eggs or home-made goat cheese? This is Myconos coolness at a fraction of the price, minus the crazy crowds, plus the off-the-grid cool factor. At night time, the tiny town of Avlemonas, a 15-minute drive, offers beautiful cafes & restaurants overlooking the illuminated bay.

BEST RESORT FOR RECHARGE AND CONNECT WITH NATURE! 
SO PEACEFUL- QUITE THE MIND AND THE SOUL WILL SPEAK...🙏

This property has so much potential , however they miss the mark               
I have to say from booking online, it looks great but if you are travelling with another couple the accommodation is not right for 4 adults  downstairs are 2 single beds in a cramped room   the bathroom is so tiny you cant stand upright   The toilets were  blocked a few times I get that its because of the water and salt the toilet seat was also broken, going into  the peak time of the year it is  so hot they claim to be  Environmentally friendly not sure what they mean  by that   no air con    One Fan we need like 3  the power/ internet was switched off in the mornings  The staff pretty good, ladies who cleaned our rooms were fantastic the so called male owner  needs a few lessons in customer service ,  Its over priced for what you get ! in peak times.  the pool area is great with stunning views  , and yes like other reviews the pool is far to salty  and the area needs more shade 
I think they need to decide what sort of hotel it is  seems to be a mix of owner. and tourist  with no real plan in place to make your stay memorable  The grounds need some attention and tidy up  I love that there is dogs and cats running around, you need , Loved the location  , but will stay in Avlemonas next time in town

Fantastic Views However ?

We stayed 5 days in the accommodation of Panos with our 2 kids and we are so grateful we chose this place for our 1st time on the island.
I want to start with the most important of all:the human factor...Mr. Panos, a very kind architect and owner of the compound at Kaladi Beach, welcomed us warmly right after our arrival to the parking. We arrived early so we used the time until the rooms were cleaned to listen to a very nice introduction of the island from Panos with advises where to go and eat.The suggestions were family- friendly considering that we were 2 families.
Huge thanks to Mr. Panos for his assistance when we lost our car key, he took care immediately and we received a rent car in front of the rooms very fast, although it was a peak time.
Mrs. Betty and Mr. Ilias are the caretakers of the house. Both of them are very kind, helpful and warm people! We had every morning fresh omelette prepared by Mrs. Betty and Mr. Ilias drove us a few times when we had no car. Lovely people and very friendly to our children!
To get back to the rooms and facilities: the view is divine, the buildings are eco-friendly and designed in a nice minimal way which is combined in an ideal way to the beautiful location of it. Kaladi Beach -according to my opinion the nicest on the island- can be reached on foot.
The pool has salty water, which is great!
In the evening, someone can sit on the balcony and enjoy a unique view to the stars and the sea. So quiet and peaceful, that those evenings will remain unforgettable!
We liked that there was no air-condition in the rooms. The wind of Kythira is enough to refresh someone in the bedrooms and although we have been in hot days on the island we slept perfectly in the rooms.
The beds are equipped with high-quality mattresses and the towels are fluffy! :-)

To be fair, there have been some points which could be improved: small refrigerator, some imperfections in the rooms (a door could not open properly, dispensers were affected by the water of the island and were rusty, a hole in the screen of the balcony door, less space for clothes’ storing), BUT none of those affected us, as all the rest points are really perfect!
The price of the room is very fair and someone should consider this point too upon expecting the 100% perfection of some 5-star hotels with much higher prices than the ones of Kaladi Rock.

Conclusion: Kaladi Rock is a beautiful place to stay with your family with an amazing view, very friendly people, value for money services in a peaceful special location close to Avlemonas (a charming village of Kythira) and the mostly photographed beach of the island. Thank you, Panos, Betty and Ilias for the beautiful memories on Kythira. We’ll come back! ;-)
