Following the other comment here in trip, there were few changes in the guest house.
The owners built a new building with nice few rooms with a nice living room.
The place is few minutes walk from the center, a small climb.
The breakfast was very nice and was served in the owner's kitchen.
The shower and toilet were in the same place (no curtain) but it was still comfortable and the water were warm.
The heating in the room was good as well (we were in October).
The price for our room was 60 gel for a couple. The breakfast was extra charge (+10 per person) and served at the hour we wanted.
The owner, Qatino, doesn't know english very well but it wasn't a big deal as she was very nice and gave a family feeling.

New guest house with warm hospitality

Staying at this guesthouse offers an excellent way to experience Georgian way of life. The owners are very hospitable: you are like a part of the family. You shower in their bathroom and have your breakfast in their kitchen. Its doesn't get any more authentic than that. Wifi works perfectly.

Just be aware that this is a basic place. There's not always hot water (although they do their absolute best to provide it) and the room has no curtains to keep the light out. No'one speaks any English, which is too bad because you will really want to talk to the wonderful owners. The toilet/bathroom was not always clean, but the owner went straight to take care of this after we had pointed it out to her.

The price is fair, but beware when ordering breakfast. The owner tried to ask 15 GEL per person, which is really too much for Georgian standards. We brought it down to 10 GEL, but in reality that was still the most we paid for breakfast during our week in Georgia.
