I booked that place online and when I got there I was very satisfied to see that it was exactly like shown on the site. The staff was very kind and the room was comfortable. No AC but a window allowing fresh air to come in and a fan. It is a B&B after all. The very next morning I asked for some information and the staff manager at the front desk was so nice to me, she even printed directions etc. etc. for every place she recomended. It was a breakfast included and near a lot of places to see like the waterfront, the lemoyne's park and center twon. I would definitively go back there if I had to be in Kingston again.

Nice and easy

It is more like hostel than a B & B but great value for the money, very clean breakfast variety is good  about 20
minute walk to attractions some of the rooms in the front of the house are a bit noisier to street traffic and some rooms have air condition

Good value

The house was the same as in photos, it's managed by students' cooperative so probably they offer accommodation only during summer. Single room was small, but ok, no AC, but fan in the room and on corridors. Nice terrace and living room on top! Delicious breakfast, muffins prepared daily! (continental, without ham/bacon, but hard-cooked eggs and a variety of fruit & bread/treats). 
Unfortunately the acoustics was not impressive - I heard kids at night and I was woken by kids laughing (sic! I should be happy that not shouting) after 7 am.  

The only thing I missed was the personal contact with the staff - just hello, everything's in envelope, your room is there and that's it. I even didn't have to pay in person, they charged my credit card. But the place was really clean!
