We stayed in the guest house for two nights. We were welcomed by the very friendly owners who immediately showed us our room. The room was clean. Breakfast is okay (eggs, toast and fresh fruit). Unfortunately there were New Year’s Eve festivities when we stayed there so there was very loud music the first night (December 30th). Otherwise it is quite quiet at night. The location is perfect. 

Super location, very friendly owners

It is located in Pham Ngu Loa area or Home of Traveler like Khoasan Road of Thailand and convenient to get all tourist informations, tickets & accommodation vouchers. It is surrounded with restaurants, bars and night life but little Ngoc Phan decorated in vietnamese style is at the end of a lane. It is very calm,  clean and comfortable. The owner is very helpful. Breakfast is delicious and enough for all guests. I'll be back.

Traveler's comfortable & calm Guesthouse

This place was really filthy , dirty and unhygenic . It seemed like it wasn't cleaned in ages .Though the prices were cheap but it was not worth the stay . The breakfast didn't had much choice and the staff was not at all helpful or ready to help you in any way . This place made our trip worst . Bathroom was so dirty that you would never want to use it.

Horrible experience

Me and my boyfriend stay here a couple days we thought will good to stay but after few days stay we don't think it's a good place!! Staff was not really nice , breakfast not much choice. For sure we not come back this place!! Not highly recommends poor staff !! 
Owner women was rude to anyone if you asking for somethings !!

Not really helpful place 

Really enjoyed our stay at Ngoc Phan Guesthouse. It's located in a side alley of busy Bui Vien St but it's very quiet. The rooms are clean, spacious and kept simple. It has been cleaned every day and they also changed the towels. In the morning the hosts offer a nice breakfast. The owner is speaks good English and is very, very friendly. He gave us great recommendations for Saigon and booked us a great Mekong tour. Would definitely come back!

Quiet guesthouse in the middle of Bui Vien backpackers street

This is a great little place to stay. Our room was comfortable and clean. The couple who own the Hostel are very friendly and helpful. The breakfast was simple but adequate. The Hostel is located down a lane way very close to all the action in District One. Easy walk to the Market.

Quiet Hostel but right in the thick of things.

If you're looking for a convenient place to stay right in Saigon, then this is the place to go. We booked the family room.Was surprisingly quiet even thought it was smack right in the middle of Bui Vien Street. Wearing shoes inside isn't allowed though. Facilities were average. Our cupboard was broken. It's not a hotel after all so you can't expect much. The owner speaks English and their helper who's only there in the morning speaks Mandarin. Most landmarks are easily accesible. You can walk to Ben Thanh Market from there, though there's a scary roundabout you have to cross. Overall, not bad.

Not bad

The room I was put in has no safe, no kettle,TV is ancient, broken doorlock, filthy fan covered in dirt, hole in the ceiling, cobwebs hanging from corners,dirty bathroom tiles and hair in the shower. There is no lift so expect a steep climb upstairs with luggage. 
I am amazed the reviews are good for this dump.
