Shocking. Dont bother.  The list is endless. 
More of a punishment .
The description is wholly inaccurate with a lot of untruths...eg recently refurbished! Joke!

If you like mouldy showers,  grime, musty bedding,  smelly fridge,  freezing cold etc etc then go for it.

Fire alarm on top of filthy wardrobe with no battery

Small fridge that had to be plugged by the bed as No socket anywhere

Uncomfortable bed sinking in the middle
Radiators making an horrendous noise in the middle of the night
Cob webs 
Super cheap thin curtains
Divan with filthy stains

Bedroom with broken radiator very cold
Dinning table with dirty table cloth and dirty mats

No toaster obviously didn’t take on board the other comments from other guests
No freezer. Apparently broke down on the morning of our arrival and wasn’t replaced. Had food delivered from supermarket to the house and all our ice cubes freezer stuff defrosted 
Very small fridge not suitable for a house that accommodate 16 guests
No oven mitts
No oven trays 
Only 3 tea spoons
No sharp knives or bread knife 
Ghastly crockery, pots and pans
Coming back from night out we had extra guests , the kitchen work top was covered with ants
Found a custard cream biscuit under tv stand
Lounge curtains stained
The owner and his wife showed up at 6.00pm to show us how the central heating was working, but never knocked or let us know they were coming. They just walked in into the accommodation without any warning. Well out of order. Bring 13 girls getting ready for a night out, we could have been walking about in bra and knickers 

On the plus side
Great location. Only cost under £7 for 4 on Uber to get to town 
Great lounge area which accommodated 13 of us

We paid good money and was expecting better

Stayed here for 2 nights with family, there was 6 adults and 3 kids and we had a 4 bedroom unit. Value for money was really good when compared to other places in Edinburgh, good location about 20 minute walk to princess street. Bus stop right outside of the front door from which you can get a bus to princess street. All in all enjoyed stay here and would stop again when i return to Edinburgh

Two nights for the fringe


Dirty shower - black hairs all over the bottom...none of us have black hair 
Mould on the shower curtain 

Dirty wardrobe - left dust marks on clothes 

Broken floor - threshold between rooms wasn’t attached 

Broken door - door in our room to the yard wouldn’t lock nothing to say it shouldn’t be opened only for the owner to tell us when we informed her immediately that the bolt wasn’t going back she said it shouldn’t be opened and that students had broken it and asked us the value of our belongings and if we could just leave the door open and unsecured when we went out

Door left leaning on the kitchen wall along with large ndf boards it just makes you feel like you’re staying somewhere unfinished 

Nothing private about the private bathroom it’s right at the entrance where everyone staying in the other room walks past, the door doesn’t lock and it doesn’t fit the frame 

Screwdrivers and paint tins in the yard along with everything else strewn around you wouldn’t sit out there 

Broken hot water tap in the bathroom that moves if you don’t hold it when putting it on 

Front door to properly left open for over an hour by a member of staff anyone can walk in off the street as the road is busy with bus stops along it making the property unsecured, it was also bringing back in a draft making our room incredibly cold to the point we all sat under blankets and in our jackets, they did put the heating on but that doesn’t take away the fact the door was open for anybody to walk in this happened again the next morning 

Dirty bed linen left all over floor by the cleaning staff creating a tripping hazard 

On Wednesday night the people we were sharing a kitchen with had left the door open to outside for leaves to be all over the kitchen the next day and again the property was unsecured ALL NIGHT

We had to help our neighbours on our first day to get their tv working as they hadn’t been able to contact the owner 

For the price you pay these things are completely unacceptable and I wouldn’t recommend it to anyone especially with children it isn’t safe at all.

We’ve stayed in many places around the uk and this is by far the worst, the owner was friendly enough prior to checking in until there is a problem and they’re nowhere to be seen
Many of these problems have been brought up in other reviews and I’m shocked to find they’ve not been dealt with some mentioned almost a year ago 

Holiday Home of Horrors

Great location and a Friendly flat. The owners are really lovely and accommodating. The garden area is really nice when the sun is shining and the beds are super comfy!
Highly recommended for large groups!!
