Check in and breakfast are done at the guest house down the road. Check in was quick as prepayment is done and the gentleman super friendly and helpful. This is an extremely tired and dilapidated building and needs tons of TLC. We were placed in Room 2 which has an added annex for the bathroom. The roof leaks when it is raining. This guest house should be brought up to code.

Avoid

Stayed for 4 nights whilst on a course in the City. Room very basic- you need to go to the Braveheart guest house just up the road to collect keys and for breakfast. 

Stayed in a Single Room with no ensuite - shower/ toilet few doors away-no real issues- sink in room, kettle with tea/coffee and a very small sing- bed very creaky and couldn’t turn over without an awful metal squeaking. Room cleaned daily. 

Breakfast is ok- although as mentioned out need-to go to a separate guest house for this and need to knock on door- can be frustrating as was left in rain for 5 minutes continually knocking until answered. 

Location- it is about a 10 minute walk from city centre/ castle - which was the main reason I booked it - In hindsight I would of spent an extra £100 or so for a better place. 

Very Basic 

Stayed here for two nights: you have to check in and eat breakfast at the Braveheart Hotel (just up the street) which some may find inconvenient. The room was small, basic and rather dated. The walls were thin so I could hear the people in the room next door (not the owners’ fault they were watching a film really loudly at 12am one night, though!) and the bathroom was functional but not the most clean. Don’t think I’ll stay again but if you want somewhere as a simple base if you’re going to be out most of the day (like I was) it might serve. 25 min walk from Edinburgh Waverley/city centre, 15 min walk from Haymarket station. Close to Edinburgh shopping park (Sainsbury’s local, cinema, Nando’s etc). 

Basic but dated and could be better

The overall experience in this hotel/guesthouse was average to low. It had a common bathroom for 4 rooms (I was aware of it in advance though) but there was a serious leak from some pipes, that caused darinsage from the first to ground floor. Thin walls that allowed sounds from other rooms to be heared. Good attributes were the central location of it, the helpful personnel and daily change of towels.

Central location accommodation, but outdated and overpriced

Awful, rude owners, booked through an agent and the hotel took an unauthorised payment from my credit card. I had to ring to chase the refund and then they refused to refund in full. Luckily my credit card company sorted it out for me.
