Stayed twice in early May, Kenneth was the perfect host and couldn't be more
welcoming. His knowledge of the local area was also very helpful. The room (no 3) was spacious and very comfortable and clean. Breakfast was ample and delicious. We will definitely stay here next time we are in the area.

Excellent

We had a great night in this B&B. The room was spotless clean and very comfortable, with all the necessary amenities. It was exactly what we needed after a long flight and a day of exploring Edinburgh. The breakfast was delicious and helped us start our trip in high spirits.

A warm welcome to Scotland!

We stayed at this bed and breakfast for 2 nights while visiting Edinburgh. We had tickets for the Military Tattoo at Edinburgh and decided to stay outside Edinburgh, avoid the crowds, and ride the train in from Bathgate. This was a wise decision. We enjoyed our quiet, unhurried stay in Bathgate, were able to catch the train easily, and avoided trying to find and pay for parking and hauling our luggage through the busy streets of Edinburgh.  Kenneth runs a lovely b&b with comfortable, spacious rooms (ours was ensuite), complete with toiletries, tea, and delicious hot chocolate w/biscuits. This was a nice treat after being on our feet all day and getting back to our room late in the evening. Kenneth made my husband a delicious full Scottish breakfast both mornings and I had warm porridge, toast and tea. Kenneth also gave us helpful information about the location of local eateries for dinner and the location of the train station. We highly recommend this bed and breakfast!

Wonderful owner, delicious breakfast!

We chose to stay here so we could take public transport into Edinburgh and that was a perfect choice. Its only downside is that it's on a busy street and two of the rooms face the street and hence the noise, and that the turn into the driveway is a very narrow one off of that busy street. But Kenneth is a marvelous host. He gave us great local tips and was very accommodating when we needed to leave extremely early on our last day, giving us a cereal breakfast to have in our room before leaving. The full English breakfast (with yummy haggis!) was great. The room was clean and comfortable. The shower was lovely with good water pressure (but the pull string to turn it on from outside was broken, so you had to get inside to turn it on and risk the temperature). Internet was fast but occasionally spotty. We ate at Liberta nearby and that was excellent. All in all, it's a lovely place and the price makes it even more so.

Perfect choice

Could not be better. The room was bright, cheerful, spotlessly clean (daily clean towels, frequent changes of bedding). The en suite had room to move, as did the shower cubicle. The extra little touches of items provided (e.g. toothpaste, disposable razor, toiletries, coffee etc.) outshone anywhere I'd ever stayed before. The breakfast was enormous and cooked and served to perfection. There was no problem about accessing the room during the day. Safe off-road parking of a generous size. The owner and family are friendly, welcoming and very experienced in the provision of hospitality. So good that I've already booked two more ten-night stays.
