Stayed 2 nights in one of the four room this homestay/guesthouse offers. Owners are friendly and helpful. Though they were not much around for information. Maybe due to the fact that we traveled in low season. Rooms come with AC, private bathroom and reasonable comfy bed. Bathroom good be cleaner, especially under the toilet seat. Breakfast is included but contained only of toast with jelly and fruit. Bring earplugs and mosquito repellant. I thought the room was a bit overprized for what you get/the location. If I would suggest people that want to see the heritage site: go sleep in the old town because new sukhothai is about 12 Km away. The city itself is not very interesting. If you like a good work-out: do a cycling sukhothai tour. 45 km of cycling along the country side. And visiting the historical site.

Friendly Homestay

Located right in the city centre of the new city, this guesthouse has everything to enjoy 2 minutes from the bus station to the old city has a foot, comfortable and friendly room, pleasant staff and has your service, quiet place. Very good price and high availability. A counselor.

Simple and easy to use

Our stay here was top class. The rooms are clean and spacious, they could use a bit of decoration on the walls, but otherwise well set up. The hosts, Oat and his mother Ease were like family to us. Oat picked up up from the bus station as we came in from Chiang Mai. He brought us to the guesthouse which is very well located off of the main street in New Sukhothai. this means quiet rooms and good sleeping! Oats Mom Ease showed us everything and explained how to get to the Old city. One day she took us to her government run fitness center where we had the best massage ever for 120 Baht. This was not your oily half nude massage, this was a real professional medical massage, using the hands, knees, elbows and pressure on aching muscles and tender spots. We felt like new people after that. We had the herbal treatment after the massage for 30 Baht.
Oat now has a cocktail bar right on the main street. We had some terriffic cocktails every evening for a great price. 80 Baht for any cocktail!  The breakfast at Baan Thit is very good and we had everything we needed. I would recommend this guesthouse to anyone that needs a quiet location to sleep, clean and friendly hosts that will bend over backwards to help you. You get free use of their bicycles too. The price/quality is not to be beaten.

Fabulous hosts

We stayed there 2 nights, me and my fiancé and my parents. From the minutes we arrived we liked it.Ease and her son oat were so nice. (So were the cats!)Coming from Bangkok, after a train, a song-taw and a bus we were so happy when they offered to pick us up. The room were really clean, all different, ours had a lovely rain shower, and my parents had a cute balcony. Every thing is made to make you feel comfortable, with details such as mosquitoes repellent cream, maps and free bicycles to use. The location is very convenient as it is next to a bus stop that goes to the historic park, in front of a market , and in the middle of restaurants. They also rent their motorcycles if you want to go out if the tourist path.  They overcome your needs and that is what makes the place truly special.

A lovely bed an breakfast to discover the real Thai life

Such a homely guesthouse run by a lovely family, especially the lady of the house.  They're always happy to help with information or restaurant recommendations.  The guesthouse is situated in a quiet residential street away from the main road.  We might not have found it by ourselves but the tuk-tuk drivers at the bus station knew where it was.  The family has a couple of cats, they didn't go into the guest rooms but sat on the terrace where breakfast is served so maybe not ideal for someone with allergies.  Breakfast was simple toast and coffee with the nice addition of fresh fruit.
Our room wasn't huge but enough space to put bags and the bathroom was a good size with a nice hot shower mixing with a rain shower style cold one (nice to freshen up after a hot day of sightseeing).  We had the room at the front which had a separate balcony with seating, but all four rooms have access to the breakfast terrace area which is also a nice place to sit in the fresh air.  
Other reviews have mentioned cleanliness, our room was clean when we arrived and the bedsheets freshly laundered, however it wasn't cleaned during our 3 night stay.  Not a huge problem for us and I suspect if asked they would do an interim clean.
Excellent value for money at 550฿ per night.  Includes free water.

Friendly Budget Option

Nice homestay in the center of Sukhothai. The friendly owner runs 3 clean rooms on the first floor of her house. A fair price for airconditioned rooms including breakfast. A new guesthouse that earns some attetion.

We wanted to go to Baan Georges and it was complete. He brought us to Baan Roof, next door, to see if there were any rooms left. Wonderful surprise that this kind family came in four to welcome us. I would advise you without hesitation. They just started their business and are not referenced. If you are a passenger go to their house and think of me.

Very welcoming

We stayed 2 nights in this guest house, a quiet place in a small alley on the right, near the mythical bar  Chooper bar , near the bus stop for the historic site and craft factory (bus every 10 minutes) Room between 400 to 650 baht, clean room, large bed, large bathroom with for the large rooms a small corner private garden balcony bicycles are available all day and night very convenient to visit the city. Lunch served with and by very friendly and tasty owners. Adorable reception!!! The owners are very respectable people, adorable with a kindness they make every possible exception for us, that we are the best at speaking, very helpful and the companions of the patches have 4 eyes love to visit the city.

Three good guesthouses super welcome

The reception in this guest house is excellent and thoughtful. It is very well located, close to the new town and close to the bus stop for the historic site. I recommend it to anyone who wants to exchange with Thais.

The house is located in a small, quiet but 3min walking distance from the main street of the new Sukhothai where you can find a supermarket, restaurants and transportation to the historic park. There are 4 rooms, 2 large, 2 small (respectively 600 and 400 bath at night) clean, air conditioned to live in, with large glazed berries (no mosquito net but the possibility of hanging your own from the curtain walls), and a hot bathroom with water. They all also have a terrace on the ground floor.
