Could not fault room in any wày. Breakfast was a bit confused.  We were automatically brought a western style breakfast, not being aware that we had a choice or being shown a menu. We subsequently saw that Thai people were brought a Thai style breakfast, which we would have.preferred.

Very nice place to stay … clean, well maintained, great pool. The only drawback, which is a small thing, was that free drinking water was not provided. Water was 15 baht for a small bottle.

Everything was actually great, except that the towel was a little smelly

Just for a few days while I must to come here with the boss for his business. I have found  nice place, cleanliness, comfort and quiet accommodations. Highly to recommend for anyone love to quiet place and not so far from the lake, some of room nice view of lake, too.

Nice place Cleanliness and comfort

We stayed here as part of a Spice Roads bicycle tour (which I can highly recommend). The hotel is fairly new and the rooms were spacious and comfortable. The pool is huge compared to other hotel pools we saw in Thailand. There is a breakfast buffet but there is no real coffee to speak of, and other aspects of the breakfast were so-so. Like other visitors we also had some problems with the service here, namely, we were (almost) charged extra because, according to the staff, some of the towels we used became very dirty. (We were trying to clean some of our bicycle helmets and shoes but there was only regular dirt on the towels and nothing that could not have been easily cleaned in a washing machine with some bleach.) The whole incident was unfortunate, because the hotel is otherwise quite decent.

Nice new facilities; breakfast and service culture could use some improvement

Great hotel, close to town at good price.  Very modern with good amenities.  Bed was comfortable, very quiet and nice room.  Internet speed very fast.  Breakfast was quite good, coffee very nice as well.  The room had a few ants inside, but not too much.  Great swimming pool, very big and clean.  Recommend this hotel.

Nice Hotel, great service, close to town

We looked at the rooms and public areas and chose other accommodation.The restaurant gave the impression of being closed, we chose to pay a sum to use the pool and be content with that.The reception staff did not give the impression of being happy to have to welcome guests.

A familiar strategy, build new and ambitious for that matter but then let it slowly be neglected

A newly opened hotel and designed quite well. Bearing in mind that Phayao doesn't get the volume of overseas travelers as Chiangmai don't expect total perfection. I was pleased with the room for a one night stay. A nice sized bright room with very comfortable bed, nice small balcony and nice walk in shower. The surprising thing was the huge flat screen TV but unfortunately no international channels. Also unusual was a kettle in the room but no coffee and creamer, only two tea bags.

A hotel with much potential.

The good points: a well-built fairly new hotel with large comfortable rooms and a great view (Lakeside rooms).  Spotlessly clean.

Bad points: No management, or anyone of responsibility on site above the two young and rather timid receptionists over our 2 day stay. 

I needed a second key card as had I suffered a back injury (no fault of the hotel) and was confined to my room initially.  My partner also required a key card to be able to gain access to the lift, and also to the room if I could not get up from my bed.  The receptionist‘s response was that “the system did not allow for 2 cards to be issued”.  I accepted that they might not have the authority to override this rule and asked to see the duty manager.  I was told he would not be in till 10 am the next day. I asked to be notified when he arrived.  He did not come in all day.  When I pressed the receptionist to see him on the third day before we left it was admitted that he wouldn’t be in that day either, in fact no one could say when, or if, he would be in attendance.  I would add that the reception staff appeared fearful when I asked for the manager’s name which I was only provided after making an absolute demand.  It is unsafe that a hotel of this size be left unmanaged.  In the event of an emergency there was no one of any authority to take charge.

Breakfast was very poor;  it was served in a coffee shop by the pool instead of the dining room - I presume as there were not many guests.  I had no problem with this, but for a middle range hotel the breakfast itself was a disgrace.  Perhaps what you might expect from a cheap budget motel but not for the price we paid here.  For example, one had to make one’s coffee from an unpleasant tasting powder in a jar by an urn of hot water.  Minimal choice and scanty quantity.  I didn't bother with it after the first day and went to a near by cafe instead.  

Room - no safe, no hairdryer.  Kettle but no coffee or spoons. 

This could be a really good hotel but it needs hands-on management.  A bit of a walk into the town but doable and worth it for the peaceful location.
