I live in Cebu for several months every year.  Over the past few years, I've stayed at Tancor 3 and Tancor 5.  The buildings are kept spotless clean and the staff has always been nice.  For the most part, everything functions properly, and when I've had an issue with any of the appliances, they got on the problem right away.  At Tancor 5 there is a pool at the top of the building that I like better than the pool at the bottom of Tancor 3, but Tancor 3 also has a sauna - which I wish Tancor 5 had.

I've seen some negative reviews about Tancor.  Having lived in the Philippines off and on over the last 15 years, if you don't appreciate living in Tancor, you probably don't belong in a condo Cebu.  Don't expect to find a paradise version of the first world country where you came from when you get to Cebu.  Cebu has it's own culture and better to appreciate it the way it is.  If you don't want to assimilate into the local culture, you could always stay at Shangr-la or the Waterfront.

ABOUT AS GOOD AS IT GETS FOR CEBU

?????? 10000peso fee for a rule? You are a good money taker! Just saying. The only condo with so many dramas how can you say homey well its not. You are a residential but you have all korean schools. Not a residential place anymore.

I have been living here for 2 months - and the noise is impossible to deal with - seems like this is a half way house for Korean families with kids attending nearby Korean school.  The kids run thru the halls screaming most evenings - the tenants above me - have kids that run and scream as well. My next store neighbors have fist fights.  I have complained to management to no avail. I will be moving out.  If you don't believe me - come here several times especially around 5pm

NOT A RESIDENTIAL PROPERTY -

Stayed in tanker 3 before , they opened tanker 5 this year ,in the building there's studios one and two bedrooms for rent ,u can rent daily weekly monthly,well furnished ,good kitchen , cable tv ,nice pool and gym on the roof , 24 hour security , in a quite location ,shops and everythink not far away , shopping malls etc ,

If your looking to cook at home and do not want to enter into a one year lease with a person rather than an established company with 100's of rental units, Tancor is a decent company to do business with. 

Most newer studio and even 1 br condos in this price range in Cebu are smaller and not as well fitted as this one. If you prefer a king size bed, one air conditioning unit to cover entire unit, and high ceilings; Tancor is a good choice. I haven't found better.

The owner built the units to last a long time and fitted the units with proper appliances. He is paying a great deal of attention to the long term upkeep of the place by hiring enough cleaning and maintenance staff to deal with all the issues at hand. Management I must say is highly professional and able to run a proper business. You will have no worries about  getting your damage deposit back and having your concerns being dealt with effectively. 

I have stayed on and off several months at a time in Tancor 2 and Tancor 3 for several years. So, I know the operation quite well. Plus, I stay at home for the most part. 

Tancor 3 is ideal for people who like to do their own laundry at home and cooking as each unit has a decent place to hangup clothes outside with a laundry machine and a well equipped kitchen.

There is some noise and dust now and some barking dogs. There are some deals to be had on the monthly rates for those units facing the construction. The dogs will keep on barking.

Generally speaking units facing the golf course from the  get better views, air flow, air quality and less afternoon sun but are priced @2,000 pesos higher on a monthly basis until construction completes although construction noise is heard on this side too along with noisy dogs. 

Air quality is poorer on the other side being down wind from ICI chemical company and being located nearby and a major construction site. A few roosters are in the area. The afternoon sun is very intense on that side of the building requiring the AC to be at full blast. Cooking in that intense heat could be tricky.

Free Internet was always poor but it has improved recently but one has to pay extra 1000p plus for the premium service / bandwidth. 

Tancor 3 has many oversea students attending the English language school herein.

Backup generator is helpful but rarely kicks in automatically like it once did at the start. Often, it takes 7 minutes after the brownout or whatever the proper term is.

Toilet is poorly positioned and requires one to sit off one side of the bowl.

A 4 inch diameter kitchen exhaust should have been placed instead of the 2 inch exhaust but it is okay.

The gym and pool are free and barely acceptable. A table tennis room is available but has no air conditioning unit although a provision was put in by mistake. The owner should buy one and put a unit in as it gets quite hot in there after 20 minutes playing table tennis. Having no air con defeats the purpose of having the facility. 

Monthly parking is available for a fee and no guest parking is allowed otherwise. There is some temp street parking one might find a block away.  Taxis know the place and an app should be used. Guards will call a taxi but it is taking longer to find one these days (20 min wait times are normal). 

I had to replace the provided mattress with my own as I found the China made unit to be primarily metal spring with very little foam. I have moved here permanently.

Tancor 5 is soon to open. I did visit the studios. They are bigger and better but not sure if I will move down the street. I do like Tancor 3 quite a bit and the view primarily of the golf course.

The 2 bedroom units at Tancor 2,3,5 are all quite large but I do not need the extra space nor want to pay more for cooling than I already do. The toilet positioning issue is not an issue in Tancor 2 or 5.
 
Tancor 2 master bedrooms ( with their own whirlpool bathroom ensuite) are very big compared to Tancor 3 and 5 two bedroom units. Tancor 5 studios are bigger than Tancor 3 units. Tancor 1 units are the oldest. I never stayed in Tancor 1 nor viewed the suites there. Tancor 3 has the furthest location from the main road.

There are probably more pros and cons with all the different suites and buildings on offer than I could mention here in this review. Fact remains this is a decent company to deal with overall.
