The rooms are spacious and very clean, but also extremely basic.  There is no TV or art on the walls, just a white room, bathroom, and a bed(s). There's a great fan over the bed and some rooms also have AC if you request it.  You can also expect a towel, a new roll of toilet paper, and a small bar of soap. We were able to negotiate down from the lowest price listed on Agoda.com, which was $14.88.  We paid 100,000 kip (low season), or around $12.50.  The staff was not particularly nice or accommodating.  This was, however, a suitable and clean place to stay for one night.

Clean & Basic

The rooms are big, but there is no other furniture other than a large double bed.

The A/C works well.

No mosquito net is provided and the doors don't seal so insects can get in. We brought out own net and woke up one night to a large insect crawling up the outside of it.

The staff are non-existent. We hung round the reception area a few times hoping to talk to someone, but no one ever showed up.

The room wasn't cleaned once during our three night stay and the hotel didn't provide any toilet roll.

Overall, it's not value for money, but if you want A/C you have limited choice.
