Nested snugly 'behind' the main hilly part of Higashi-yama, Santou-an was a discovery.  After climbing up rather steep stairs (hardest route according to the owner), I felt relieved to look at the entrance of this charming little place.  The view toward Kyoto station caught my eyes, so I stopped to take a photo before greeting the inn keeper.
I was warmly received, and guided to the second floor where there was a lounge area with a few tables, also with large windows open to the same view.  There were a few bookcase with mostly Japanese books (manga and self-help sort of), and free green tea.  This space can be turned to a bar space, I believe.
The room was small and functional; the bathroom was what we call a 'unit bath' - very small, would better consider it as a shower to some with large built.
The breakfast came with a two-layer hexagon box.  When I stayed there were only 3 solo travellers including myself, so it was quiet and somewhat meditative.  You can enjoy the view during breakfast, too.
It is a convenient location for visiting Higashi-yama temples and shrines, going shopping (only steps to San'nen-zaka), or just strolling in this historic area with unique charm.
Perhaps the easiest way to get there would be: from the north (Gion area) go in front of Kozan-ji, turn left when Kozan-ji ends, go uphill through a shrine gate (tori'i) and turn right.
The owner was kind; just to warn they keep a dog and a cat (I believe), so if you are allergic to these furry animals you may reconsider staying here.  Generally was a pleasant stay for me.  Ideal for solo travellers and couples, but not very so for family.

On the hill with a marvellous view

A lovely guesthouse/ryokan on the side of Higashiyama part of Kyoto. It over near Kiyomizudera (5-10 min walk) so you can enjoy visiting the temple before the crowds arrive. The guest house consists of several rooms and a common area on the second floor, dining area on the ground floor, and outside seating in front o the dining area. I stayed in room E, which has the best view in the house. The only problem is a rather claustrophobic bathroom. The Japanese style breakfast was excellent. There are many excellent restaurants in the area and it is convenient walking distance to Gion. The owners (a couple) can make good suggestions to suit your taste. They are very friendly and communication in English is possible. One inconvenience may be to store your luggage, in the case both leave the house.  The taxi ride from the station is 1390 yen. It adds to the cost, but you are within walking distance of many sites. If you are into morning hikes, there is a trail on Higashiyama that can be accessed from behind Kiyiomizudera. It is a good way to get away from the crowds.

Overlooking Kyoto

Homely and welcoming owners, but be warned it's BASIC. The bathroom is the smallest ever, I am small-build, but found it impossible to use the toilet/shower without banging into the door/wall. Good location but would not recommend it at this hiked price.
