Stayed at number 42. On arrival the entire place reeked of stale cigarette smoke. The furniture and fittings are old, tired and worn out. The sofa is torn, the slats on the bed broken. The sun loungers are filthy with large cigarette burns. The entire villa was completely filthy dirty. It took three washes through with bleach of the floors for the water to not be black. The kitchen cupboard fronts and surfaces were filthy. No bath plug for the bath. Towels were thin, old and worn out. Advertised as including pool towels, when I contacted the agent and requested the missing pool towels they dropped off further thin and nasty bath towels. 
The dirt and the air conditioning made me ill as  it was all so dirty. The mattresses, bedding and pillows all smell very strongly of cigarette smoke. 
Such a shame as the location is good. 5 minutes walk to a shop and a few bars. 10 minutes walk to the beach and 25 minutes walk to Protaras main strip.  Overall a lovely area but choose a villa maintained by a different company so it’s clean enough to stay in.

The bad bits
Dirty and obviously not cleaned for quite a while, both inside and out. No toilet rolls no cleaning materials and even no plug in the sink! Beds cheap and the mattresses rock hard. No TV channels, not that i was fussed but....
No welcome or information pack and no contact by the staff.
The area in which this villa sits seems run down and uncared for and ive paid less for a better villa elsewhere on the island. Its a fair walk to the nearest decent restaurant so FYI.Protaras and Paralimini are really nice so find a better villa to really enjoy them

Try somewhere else

Look elsewhere for a nicer villa, no pool towels provided, pool was freezing, old torn sofa in lounge, bathroom cupboard held together with tape, beds are rock hard, this is a very basic villa and seems to be in an area where a lot of villas have been left empty and are run down , we were very disappointed and won’t be using James villas again

Avoid

This was our first trip to Cyprus and had booked this villa as our last one let us down. 
When we arrived everything looked OK at first glance apart from it looked a lot smaller than the pictures. We didn't care as we planned to spend most of our time outdoors anyway. 
It quickly became apparent that the villa needed some TLC. The villa had not been properly cleaned for our arrival and there was a lot of things broken/faulty. Outside, the parasol was broken, the chairs looked like they hadn't been cleaned, the table hadnt been cleaned and some of the chairs were broken. We were told by James Villas that our villa would be cleaned, bed changed and fresh towels on day 7 but we had to phone multiple times as this hadn't been done. The cleaner finally arrived late on day 10, changed beds and left stained fresh towels but did not clean. There was no cleaning products even in the villa that we could have cleaned ourselves. By the time we left after 2 weeks, the villa was disgusting. 
We paid a lot of money for this villa and are not happy with what we received. Villa needs some serious attention and a lot of work to bring it up to standard.

No9 Rose Palm Villa

Stayed with my family from the 26 th July for 2 weeks. Booked through jet 2. Arrived very late and could not open the combination lock to get the key as they told us the wrong code. The next morning I went to open the shower door in the on suite to have the whole glass door shatter all over me and cut my leg. I’m so glad it want one of my daughters who opened the door. Rang jet 2 who contacted James villers to come and clean all the glass up as it was very dangerous. Nobody came when we got back in the afternoon so we had to ring them again. Later that day they came and cleaned the glass up. But we was left with a shower we couldn’t use. Still not been repaired when we left on the 10th August.  We love Cyprus been going for 20 yrs. if they updated the villa it would be a great place to stay. The fact of the poor service we had and being covers in glass on our first morning. We will not be returning to that villa.

Olive palm villa Cyprus

Stayed here for 2 weeks; 26 June - 10th July 2022. Family of 6. 
We were a little apprehensive given a couple of negative reviews on the 'James Villas' site, the company who we booked with.
However on the whole we had a great stay here. 
Its a rental property so there are going to be marks on the walls, furniture etc, which give the impression its not very clean. 
Decent size and well equipped villa along with a nice extended garden area. Its artificial grass, so your not struggling for room around the pool, can acces the sun all day !, no shade from the villa or trees. 
The garden area backs onto a local allottment containing fruit trees. 
Decent pool, along with loungers, Patio table ,chairs plus x2 rattan settees & umbrella on the extended grassed area.
Good tv with excellent choice of channels including all the English channels along with Sky / SkySports (bonus !). Good wifi in property. 
It was pretty quiet during our stay, no issues from the surrounding area. 
About 10 mins walk to the Supermarket, bars/restaurants in Pernera. 
Around 20mins walk into Protaras.
Some lovely beaches in Pernera and the walkway along the coastline into Protaras from Pernera is good. 
Theres a Bus stop about 5 mins walk away, via the 'scrub land' near the villa, which also cuts down the walk time into Pernera.

We had a couple of issues during our stay, 
1) Air Con unit in a bedroom was leaking water. This was resolved within a couple of hours of reporting it. 
2) Clean bed linen / Towels. Had to chase this up during our 14 night stay. It took until the 11th night to get clean linen & towels.
Would stay here again.
Ps, can also recommend The Doma restaurant, along with the Station bar for food in Pernera, both excellent

Rose Palm Villa Pernera Stay June/July 22

Arrived 2 weeks ago and it was a state, the cleaners were sat outside eating (assuming the previous occupants leftovers) so they clearly didn’t have it ready for us by 4pm -  check in time.  It took them another 2 hours to clean it.  The air conditioning unit in the back main bedroom had mould underneath it to which I reported via the cleaners/management company and James Villas.  It didn’t get rectified at all and has since got massively worse and we have had to use one of our pool towels to mop up the water that it coming from it.  The whole villa is tired and James villas do not seem bothered either.  

I feel for the next poor people coming her after us as the mould and water in the back bedroom is horrendous and paint is flaking everywhere.  🤦‍♀️

The sofa is ripped and very worn, tiles missing and left loose around the outside shower.  Sunbeds are rusty and falling apart.  

We love Cyprus and will always return but I will never use James villas again or come to this villa complex.

Olive palm was terrible

Just returned from 2 weeks holiday at the olive palm villas owned by James villas.
I would recommend you do not book any of the villas on this complex, very tired and run down basic villas. The villa was over run with ants in the kitchen on arrival, bare wires on sockets at outside pool area, extremely dangerous, loose and broken tiles in outside shower. Sofas ripped, loose and unsafe slabs at door entrance, no light shades on some lights, external door light broken and no cleaning or clean linen throughout stay. I would highly recommend you do not book this villa as it was very sub. Standard

Do not book olive palm villa

Very basic villa, no finishing touches. As previous reviews have said lightbulbs with no shades. Lamps in bedroom are pure plastic, surely a dangerous combination. 
Cleanliness ok although dubious splash marks on spare bedroom wall. Only my husband and myself in 3 bedroom villa, roomy and thankfully spare towels as we never received mid 3 week towel and linen change ! 
Issues
Unable to choose own security number for safety deposits . Genuine safety issue. 
Fridge was not working.
Glass job was cracked and broken. 
Oven just got hotter and hotter, no control. 
Loungers by pool uncomfortable and metal arms were a safety issue as extremely hot and could cause burns, especially for children. 
Cracked tile on entry to pool, metal trim around it, could cause real issues to children and safety issue. 
Only 2 wine glasses. 
Only 4 cups/ mugs. 
No tea towels.
Toaster did not work. 
No soap of any description. 
No plug for kitchen sink. 
Extremely dark and dangerous on short walk to pubs/ restaurants. Take longer lit walk in the dark for safety. 
Noisy neighbours that partied all through night in other rentals nearby. 
Pool was the only plus in very hot temperatures. 
I could go on and on to be honest. 
Our first time using James villas and will not be using again. Expected much better quality for the money we paid. 
Will go back to using other rental companies that we have used for 20+ years.

Poor and will not be returning to Palm Villa Olive Palm Number 3.

We're re looked for such hotel option, where you have your own water pool during stay. There only several we're found. This one was nearest. Good n big rooms, clean water pool. but a bit more expensive that we expected. not bad as conclusion
