Staff were extremely helpful and very friendly. The overview states shared kitchen, what they mean by this is they have a lovely eating area (where breakfast is served) that you can use throughout your stay and can use the cups, plates, glasses and cutlery if you wish. Rooms were lovely and clean, the views from the hotel were lovely. The pool was lovely too and they offer free pool  towel hire which was an added bonus. Hotel off the beaten track a bit so would recommend comfy footwear if you can anted to explore. The hotel does offer a shuttle for a small fee so everything is accessible. Breakfast was good- but a little cold, which I think could improve with a hot plate. Coffee is free all day long ans you can purchase water and drinks from the dining area. Would definitely return and recommend. 

Accommodating and welcoming 

High up on the hill this property has commanding views, near to small quite beaches.

Onsite parking is great and the service is friendly.

Excellent breakfast can be taken on the wonderful outside space.

Great value and highly recommended. I used GPS coordinates to find it.

Terrific views at this great value stay

I highly recommend staying here because of its good service, privacy, cleanliness, and accessibility beach’s/restaurants!! We’ve been coming here for roughly eight years and every year we love it more and more. The owners are very kind and friendly, it’s best if you know Albanian because they’re not fluent in English but will try their best with google translate. The rooms are very well kept, have air conditioning, and WIFI. The staff are lovely and very kind. The dinners are delicious as the owners go out every morning to collect the most fresh fish they can and they make amazing pasta, fries, salads, etc! The hotel itself is on top of a hill off road and is very private and has some of the best unobstructed views in Ksmail. There’s a trail that takes about five minutes to walk down to get to the oceanfront (not kid friendly). The trail also connects to a walkway that leads you to beaches, restaurants, and bars, it’s also a great walk in the morning!  The amount of time it takes to get to one of the beaches differs from 10 minutes to 20 if you’re walking with that trail, however if you take a car it’s a little less than 5 minutes to most of the nearby beaches. The hotel also has a beautiful patio next to its restaurant overlooking the ocean. The hotel also has free parking and a pool with a pool deck which is private from the rest of the city. Also the upper rooms are 1-2 bedroom suits with a living room. It’s great simplistic stay, I highly recommend!

Amazing stay

The place is located on the top, - close to Ksamil. 
If you come with car from Sarande you cannot miss it.
The road is not easy to find, - consist of gravel. A firm attitude was required to convince the taxi driver that we were on the right way. (Google maps doesn´t show all the way.)

Service was excellent. They did all the could to make the stay as good as possible. Always friendly and forthcoming. English is OK, on of the staff members was really good.

The disappointment being given a room with absolutely no view (at a five floor building on top of the hill) was soon forgotten by putting us in the small house beside the hotel. This house was not finished yet, but worked OK for us.

The €3 breakfast consisted of cofee, juice, milk, jam, fried eggs and bread. Fair enough.

Excellent service, - off road location

We were 3 couples traveling and ofc we made a reservation with 3 separated rooms. When we got there we were told there were only 2 rooms left,a normal one and the 2nd one had a bedroom and a living room on the 3rd floor. The whole time they were putting the blame on booking.com for showing more available rooms that what they actually had. We asked some time to think about what we were going to decide, and the lady kept saying ' you have to decide fast because we got things to do'. Eventually we had to stay after we saw that it was quite I.posible to find other rooms available in the hotels nearby. To not forget to mention the price, quite high. 60eur per night per room, where all you got was just the basics. With no breakfast included. For the other bigger room with no air conditioner working we had to pay 80eur!!!! 
Another problem we had was with the breakfast itself. 1st day we arrived we paid 1800 ALL so 300ALL each person. Next morning for the same food they tried to charge us 2500ALL!!! 
OVERALL not a good experience.  I wouldn't recommend!!
