We booked 2 nights in this hotel with my friend and we were very disappointed. 
I start with the only good point : the staff very helpful and very kind. 
However, it's not the most important point for a nice stay. 
First, the hotel couldn't receive us in the initial room (the reason wasn't clear), so we were transferred in another hotel in town for the first night. We didn't appreciate that because it wasn't our plan. 
Then, for the second night, we were in a dirty, uncomfortable and very old fashioned room : the smell in the room was awful, the window in the bathroom was broken (so it was very noisy), almost all the lights in the room didn't work, the door handle was upside down ; moreover, the lights in the corridor didn't work... to sum up, a very bad surprise...

Bad surprise 

Incredibly expensive for a room that it’s not just basic but dirty and with no window.
There is a kettle but no cups, a fridge that is not functioning, I found a dead cockroach in the bathroom floor…
We also waited for over one hour at reception as no one.as there we ride to call the number provided but no réponse and we were then promise a room that wasn’t ready until
3 hours later. While waiting nothing was communicated to us not that we tried to engage with the staff but everyone was extremely rude and not helpful at all! I never experienced such a terrible customer service.

Terrible hotel and customer service!

Charming house is not really charming. first of all they cancelled our booking.com reservation to save on booking fees. they don’t have any elevator. we got room where was no bathtub so we asked for different room. rooms are very simple with basic amenities. also you have not many options for breakfast. I would not recommend, there are so many better options for less money and better experience. I really don’t understand the good reviews here. 

Not so charming 

We stayed Hanoi charming house 2times in over 3 years ,its even better now,the room super clean staff help full,they always smile with any help for us.we can recommend for every one stay here I you come to hanoi

Supper

The staff is nice although only two of them speak intermediate english. Breakfast is very good. No elevator. The mamager booked us the cruise on the bay of Ha long and bus tickets to Sapa at the same price as we could find on internet. Very helpful! The hotel is quiet. We stayed 3 times there on different occasions but once we had a bedroom with no glass window but only shudders. We couldn't open otherwise we would have had all the cold come inside! No sun either.. and there wasn't a cabinet where to hang our clothes

The hotel manager cancelled our booking.com booking to save on booking fees. He was also very rude. The breakfast was cold rice and stale buns - that’s all. The room was disgusting, no fridge, no water. The location is awful. The price is terrible. Stay at somewhere else for less money and a MUCH better experience (e.g. La Selva Central).

Worst hotel we stayed at in Vietnam

This hotel is in a good location, near the old town, and a good jumping off point for wandering around the old town. We were well looked after by Thomas. He is super friendly and always available to arrange tours and provide advice about the various sites. The rooms were clean, and the beds are very firm. The building is a little long in the tooth and could us some updating, but with Thomas's hospitality the hotel grows on you. The breakfast is adequate with eggs, some hotel foods and bread. This is an excellent 2 star rated property. Super host, clean rooms, great location.

Comfortable place, fantastic host

We spent 3 nights at this simple, but comfortable guesthouse. The airport pick up service was a nice & easy way to arrive after our late-night flight. The breakfast from 7-9am included bread, fruit, pancakes, rice & noodles as well as tea & coffee. The shower had hot water & strong water pressure. Thomas helped us to book our overnight train to Hue which was convenient since you need a Vietnamese bank card to book online in advance. They offer money exchange services, but at a terrible rate (taking 6.2% whereas the first place we found after a short walk down the street charged 0.8%) - this was a bit disappointing as it’s nice to feel you can trust your guesthouse to give you the best recommendations rather than try to profit off you because they expect you not to know any better; but they’re a guesthouse after all & money exchange is an extra service that I suppose could be helpful to someone stuck otherwise!

Comfortable guesthouse with great location!

By arriving in the hotel, he arranged our next flight, beautiful place...  in the middle off the center, walking distance to all popular places... they offer tours to Ha long bay, Vespa tours in town and more...

Very friendly owner

Charming house is great hotel to stay at, great location but still quiet at night, we were able to book ha long bay through the hotel which was great! Next time I come to Hanoi I will absolutely stay here
