This is the most low basic accommodation I have been to.there was no mention of it being unfit for disabled,we were put on the top floor.The stair case was so steep I had to go up on my hands and knees.The room was very dusty and to our surprise the en-suite was a shower cubicle at the foot of the bed.The bed was very old and the mattress was so lumpy.the tv reception was poor,the room was very cold when we arrived.the heating was hit and missed we paid for 2 nights but left after one.The furniture was very old and passed its best,the one chair was broken.would not recommend

Lovely owners very polite and attentive to our needs. Beds were lovely and comfy. Room was clean and tidy ensuite was clean. There was free tea and coffee.  All in all a very pleasent place to be.

Will definetly be back

A very cosy weekend

We can’t comment on the rooms or anything else as we didn’t get past the completely obnoxious, rude owner. We were made to feel as welcome as a wart on the nose so we left and will NEVER return. We were unaware of the cash only rule and question why this is policy in this day and age anyway 🤔 That situation could have been easily remedied though if the owner had been even the slightest bit accommodating. We will visiting Warwick regularly to visit family in the future but rest assured this guest house will not be on our list 🤬🤬 We note that some reviewers had a good experience and are complimentary about the owner so who knows why we had such a different experience but I have never before felt so upset and disgusted with a hotel/guest house proprietor.

Extremely rude owner

Relatively cheap and great location, close to the Warwick train station and St Nicholas park in a safe and quiet neighborhood, although the castle is quite a walk away but for tourism it's a nice stroll. There were cobwebs at the entrance which isn't a good sign and as expected the room wasn't very clean, a flat screen TV and DVD player was also mentioned in the description and even if I didn't intend to use it for more than background noise while showering or whatnot it surprised me to find an old CRT TV instead. The electrical plug didn't work anyway and used the only other available to charge the camera battery, not completely sure if it was safe to do so. Good bathroom and water pressure though, expect some time for warm water not unlike most old houses. Receptionist was an odd character, asked some personal questions but never wanted to talk about himself. After check out asked if he could do something for me and immediately assumed I wanted to use the restroom which he said I couldn't, I said actually I wanted to fill my water bottle, grabbed it and dissapeared into the kitchen while mumbling something, when he came back said that he was under stress with many clients although I only saw one couple, told him not to worry and it was ok and hopefully he has solved whatever he had going on.

The owner is very rude,the room was damp and very cold, the whole place stunk of old cooking smells.
He made me wait outside when I arrived as they were out shopping. 
He was happy to take my money before he showed me the pathetic dirty smelly damp terrible room.

So I booked my room on 11th September 2022 and everything was fine. I had booked the room so that I could attend a friends wedding on the 29th October 2022. My confirmation email came through and everything was set. Fast forward to 23rd October 2022 and I get a message through Booking.com from the owner saying “minumum booking  two nights on weekends saturdays please cancel your booking sorry”. So I phoned the owner and asked if he could explain what had happened as I had a friend who had the same booking but hadn’t received any message. He said that he needed to change his policies because one night bookings are not good for business. I then asked if there was any way I could keep my booking at one night because the wedding at this point is only a week away. He said that the best he could do was get back in touch in three days (Wednesday) and let me know if there had been a cancellation. I asked him why there would need to be a cancellation and he said that his computer has not been working so he was unaware of my booking. I then informed him that I was going to cancel and find somewhere else and ended the call. After looking into it with my friend it turns out, based on other reviews, that this is not the first time he has done this and it seems to be whenever he feels like it. I would not recommend booking there and I would also encourage everyone else to read through the reviews on a hotel before committing to a booking.

Worst customer service I have ever experienced, booked at room due to travelling with work, when arrive to check in called the number provided and the man who wandered was arguing with me over the booking saying I hadn’t booked when I had the details on my booking confirmation. Then decided to say I don’t understand English to which I relied I’m at the door can you come so I can show you the booking, to which he replied I’m about to take a shower so can you come back in 30minutes which was 7.36 pm and check in stops at 8pm.

Worked in hospitality for 20 years and never have I experienced such appalling customer service

I arrived at the guest house to be greeted by a very friendly and welcoming man, Ata. After being invited in I had a nice chat with him, paid him upfront in cash and got a receipt. 

I went to my room, it was very small and could do with an upgrade on the wall paper. Housekeeping could have done much better cleaning it. Advise not to use wardrobe, as it was very dusty. However, shower and bathroom seemed clean.  For £40 a night I couldn't complain. You get what you pay for. 

Stayed for 3 nights and although breakfast wasn't available, I did get a free full English breakfast, which Ata kindly offered and refused money when I offered in return to pay for it.

Overall, this guest house is worth staying in with respect to the owner's kindness, knowledge of area and hospitality was pretty good. I'd stay again.

Happy service

I have recently cancelled a booking due to the owner demanding that there is a minimum 2 night booking. He insists that It’s on all the websites when it isn’t. He laughed at me and hung up the phone. He was extremely sarcastic, rude and told me I’d have to book elsewhere. He refused to send me an evidence that there is a minimum two night booking policy and said “I’m the owner, I don’t need to send you anything”. I’d never book here. It’s embarrassing

Rude Owner

We were 3 friends meeting in Warwick to see the town.  The rooms were quiet and had all we needed for a two night stay.  We were told to treat the place like home.
The host Atta was very helpful, giving us all the information we needed for the area, His breakfast was superb and lasted us until the evening.  After checking we had had enough to eat, we were entertained by his fascinating stories. 
If you want an immaculate hotel with everything just perfect, this is not for you.  However, we decided the warmth and amenable character of the owner, outweighed any disadvantages of the fabric and fittings of the building.
