Had this booked through booking.com for a couple of weeks for myself and my partner. We opted to pay at property and started receiving emails that they had attempted to take the funds from my card and was declined (although we had the money available). Was confused as to why our card was attempting to be charged, called the property who stated it’s nothing to do with them and to call booking.com. We then called booking.com and was told they were unable to get in touch with the property and was then promised our room would be secured. On the day of travelling we received an email to say that our booking had been cancelled (which seemed that the property cancelled it without contacting us). Avoid avoid and avoid! Word of advice for property, stop putting the blame onto booking.com. Thanks.

Didn’t even make it to the property…

We normally stay a bit closer to the city but  we booked late and rooms were limited and at a premium in the usual hotels.
I saw this and with it being 10 minutes from the city with parking outside I thought it would be OK. The pictures look nice and it looks quite chic and trendy.
The photographs must have been professionally done with filters, because in reality it doesn't look as nice.
The best way to describe it is more like a hostel, which I wouldn't have minded but I do mind paying £145 to stay on a hostel.
The man on reception was pleasant and we had a choice of room so we picked the largest. The decor was weird, it was nice in parts but then slap dash in others, white paint splashed everywhere. Skirting boards were old and dirty. The windows were nailed shut. The bathroom was nice and the bed was clean, but it was the size of a postage stamp! The TV didn't work and the tea and coffee facilities were poor. We only had one cup, one tea bag no milk and the coffee sachets looked like they had been in someone's pocket for a few weeks. We were also told free toiletries, but we got none. The soap dispenser in the bathroom had no soap left to wash our hands. It's only little things, but we were like come on, it's a hotel you knew you had guests just get this sorted, what have I paid money for. 
Then the most disappointing thing was the shower didn't work in the morning. There were two temperatures, burn your skin off hot or scalding hot, no cold. There was no one covering reception to complain to or to help with it. 
We decided at this point just to leave and get showered at home. 
I described it to my partner as a hostel more than a hotel, but he said he'd stayed in better hostels. I think it would be OK, but I would only ever pay about £60 to stay here, no more, again my partner said I am too generous. He said he would never stay again. 
Oh and there is always a strong smell of weed I think from the tenants who live below!


Very overpriced, pictures are deceiving 

BEWARE - The worst hotel I have ever stayed at.
This hotel is the worst hotel I’ve ever stayed in. I tried to make a change to the booking 2 and a half weeks before we arrived. Booking.com kept saying that the hotel would not reply to their emails and to contact them directly. I rang the hotel multiple times and the guy on reception said no problem and they then proceeded to take the full amount from our card for 3 nights and not the new booking of 2. When I disputed this the guy on reception who is super rude said it was their policy and there was nothing he could do. After we left yesterday our booking was cancelled so I now can’t leave a review on Booking.com where I booked.
 
This was just the challenge with the booking never mind the dirty hotel and noisy rooms. We had two rooms booked one of which being the family suite. It was on the 1st floor with gaps in the windows so you could hear every bus, car and truck go by throughout the night in stereo. My 7 year old could not sleep and I got about 2hrs sleep. They did move us the following day after I complained to a different room which was quieter on the top floor. I had concerns as on the top floor the windows were screwed shut. What would you do if there was a fire?
 
There was a smell of damp and stale smoke throughout the hotel and it was in general dirty and not very nice at all. I truly believe the owners or reception guy is writing the reviews on sites as there is no way you could think this hotel is good.

Enjoyed my stay nice room nice staff easy to find place and it was in our budget the option of watching Netflix was good don’t really see many hotels provide that soo I was pleased the room was clean  I recommend this hotel to anyone thanks guys had a good stay 😊 pleased customer!

Enjoyed my stay

The worse hotel I have ever visited!!!! AVOID
The hotel looks horrendous from the outside. The man on the telephone was so unprofessional and rude. and even put the phone down on me twice! They wouldn’t let me check in with no ID, yet they didn’t mention this on the phone in advance. I have driven 2 hours and they turned me away after taking my £106.00. They then acted oblivious about giving me a refund saying it was my own fault and they couldn’t do anything about it. I have contacted booking.com who contacted this property directly - they have only agreed to refund half of the money. I will not give up until I get this other half back. I will not put a penny of my money in to this hotel. It is disgusting and the service was shocking from start to finish. I now have to wait 2 weeks for a 50% refund and have not brought any more money with me to stay in another hotel!!! I am started 2 hours away from me with nowhere to stay all because I didn’t have an ID. Yet you’re happy enough to keep half of my money. This is not worth a penny of your money, avoid at all costs. I should of known the second I spoke to the unprofessional rude receptionist on the phone!!!  I will not stop until I receive the rest of my money!

HORRIBLE - AVOID !!!!!

Room size was shocking. Double bed was in fact a very small double. The shower temperature only had one setting which was scalding hot. The room stank of cigarettes. The television didn't work. There was only one towel for two guests. The view at the rear of the hotel was shocking, cigarettes all over the window ledges. Noisy guests arriving at 3am from there night out, no noise-proof insulation. Overall a very poor, uncomfortable accommodation. The rooms are too small for two guests and this should've been made known. £105 for a Saturday night stay in very poor conditions was atrocious. Never again!!!

Very poor accommodation

It’s all started when we arrived and realised that there is no car park and the area around is looking very poor and grim. When we came to the reception there was no one there, we tried to call the phone and no one replied, however, after some time the member of staff arrived and gave us the keys and explained that the parking is free anywhere outside. Surrounding cars had plastic trim removed and signs of being vandalised… it is definitely unsafe to leave a nice car on the street. 
-Our room was at the 3rd floor and there was no lift to take our luggage upstairs. In the room for two we found only one cup, one towel and one small pack of gel shower, although there were two of us. No presence of promised iron as well. 
-Another drawback is that the shower handle was stuck at hot temperature and we struggled to turn it to cold. The shower cabin was extremely small as well.
-The window view was to the park full of screaming kids who did not let us sleep later on, also the roof below us (can see on the picture) was full of cigarettes and we could smell weed. 
Later at night some people from the floor below started to smoke weed and that horrible smell kept us awake, of course we contacted the member of staff and he said  that there was no one in the hotel even though we heard a TV and people talking at the floor below us. We were desperate to leave this place but unfortunately there’re no options at midnight around this area. 
So I would never recommend anyone coming here, all or most of the positives reviews are fake.

One of the worst hotels I have ever visited

Great stay, staff was very nice and helpful. Bed was so comfortable felt like home. I great hotel to stay if you want a good night sleep! Very clean room and looks all new. Will be coming back here when visiting Manchester again!

Peaceful stay

Excellent customer service overall. Receptionist very friendly. Rooms are very clean and maintained to a good standard I have to say. Homely atmosphere. Would  definitely recommend. I would 100% be using this hotel again when back in Manchester.

The hotel is in a good and clean nick. Budget hotel to a high standard yes the rooms are not big but that what u get when u book economy room so couldn't complain, reception guy was friendly. Would stay here again
