As much I would like to write something original I'm afraid that, other than one small thing, I can only repeat what the recent reviewers have already said. Kate and James, the hosts, are friendly, welcoming and knowledgable. Inside the property is tastefully decorated and spotlessly clean. The rooms are well appointed with tea/coffee/hot chocolate making facilities, comfotable bed, chairs, TV with Netflix etc and a fabulously powerful shower - we were in room 6 on the 3rd floor! Unfortunately, the weather meant we know the drying room is a great facility to have the use of and the fridge with water/milk has been mentioned by others. The other, unique in my experience of Keswick bnb's, facility is the lounge with two settees and a bigger tv, ideal if staying with friends. Again in my experience of Lake District bnb's, the breakfast choices are incredible with James's baked eggs the star of the show, according to my wife, but what sets it apart from my point of view was the thought for the guest in the choices of fresh fruit, the toppings for your yoghurt and the selection of sauces etc - no ketchup/brown sauce only here. I would definitely look to stay at Clarence House again!

Silver lining in the clouds

Great location for the town and exploring the area. James and Kate were super hosts and made me feel really welcome. Their local knowledge helped. Clean and well appointed accommodation and lovely breakfasts.

Perfect for my needs….

Really well positioned for Keswick centre and the lake - both only a short walk away. 
The hosts were lovely and friendly. 
The house is well presented and clean. 
Breakfast was yummy and well portioned. 
There were excellent dry room amenities for the walkers of this world, if the weather takes a turn for the worse. 
Everything you need for a break away to the lakes. 
Would highly recommend and would look to book here again if ever we venture back to Keswick.

A friendly retreat in Keswick

The hosts are very friendly . The accommodation is spotless comfortable and very welcoming.
Having a drying room for wet clothes is a good idea. As a great bonus this room has a fridge for use by guests with fresh milk (which we much prefer!) instead of the usual UHT milk.
There is a great choice of breakfast foods all tasty and well presented 
Coming in later in the day there is fresh home baking available for guests.
We have come here quite a few times. It’s the place we would always come to in Keswick.

A highly recommended guest house

We have just returned from a 2 night stay at Clarence House in Keswick. We have had a comfortable stay in this b&b. It is situated in a good location which is a short 5-10 minute walk into Keswick center (depending on how quick you walk). There is free on street parking and we had no issues getting a space. We paid for room only which is running for the whole of August. Personally I think this is an excellent idea as we like to try different places which helps local businesses and we got to have a lie in too, which is a bonus. I think more places should offer this option as not everyone wants to have a big breakfast when they first wake up. This option made this b&b excellent value for money. 

We had room 7 on the top floor which was overlooking the street and you could see the mountain if you look down the road. The room was clean and fairly spacious. There was an ensuite bathroom, which was small however it fulfilled its purpose and had everything we needed. There was a TV which had access to Netflix and Amazon prime. There were tea and coffee making facilities in the room, no fridge however this was located on the second floor in the drying room. There was also a communal room on the top floor if you wanted to use it. Back to the room itself, the double bed was comfortable and we had a good night's sleep overall. 

Slight downside which was out of the owners control, there was building work happening on the street which did wake us  up but it was not too early thankfully. Also when the people next door turned the tap or shower on it was noisy in our room. Thankfully this was not happening through the night and did not disturb us, just something to bare in mind. We understand however when booking b&b's that most of the buildings were likely houses prior to it being a business and some noise is expected. 

The owner was very friendly and welcoming, check in was at 4pm and checkout was 10am on the day of departure. There were information leaflets in the entrance about the local area and the owner was more than happy to offer further information if needed. There was also something freshly baked each day in the entrance for guests to help themselves, which we felt was a nice touch.

When returning to Keswick we would stay at this b&b again.



Nice B&B in a great location!

Initially my wife and I had booked Amble House for our 2 night mini break in Keswick. As we arrived at Amble House we were met by the owner who was terribly upset because she had lost all electric, water and gas. Rather than cancel us and send us away disappointed she had actually contacted and arranged for us to stay at Clarence House on the opposite side of the street. She introduced us to Clarence House owners ( James and Kate)who kindly agreed to put us up for our stay. The greeting was warm, welcoming and genuine and she quickly got us settled in. The room was spotless and the bed was amazing. The room was en suite with coffee and tea and a TV with A Fire Stick. The Breakfast was fantastic and tasty, there was plenty of choice to keep all tastes happy. We highly recommend this B&B and would definitely stay again. Thank you.

Came to the Rescue

Just spent 2 cracking days at Clarence House In the company of the very welcoming Kate. We had a lovely clean room and the breakfast was brilliant. Kate gave us plenty of information about the walks in and around Keswick and nothing was too much trouble for her. Brilliant Clarence House.

The best B & B for accommodation, b'fast and afternoon cake of any in 30 years of staying in the high standard B&B's in the Blencathra St and surrounds. Oh, and the hosts were alright too! Inventive breakfast menu, drying room and cooled water, real milk and high quality fittings.

Clarence House is a lovely place to stay. James and Kate have thought of everything that you’d need for a comfortable stay. 
There is a drying room for wet walking gear. There is a plate of goodies to welcome you in after a long day. Along with the kettle there is a choice of drinks, proper sized mugs and fresh milk. There is a good choice of things to eat at breakfast, and if you need anything else you only have to ask. 
We will definitely stay there again.

Fabulous B&B

Lovely, clean B&B. It was easy to find and the hosts were very knowledgeable and friendly. They were able to answer all our questions and offer recommendations. 
Breakfast was over and able what we expected with so many choices and cooked perfectly. We loved the Cumberland sausage!! Kate helped us with a taxi to Penrith to catch our train south and it worked out very well.
