What an absolute disappointment from start to finish. Myself, my mother and 2 year old daughter had booked a 2 night stay, the day we arrived, we arrived 20 mins before check in time, this seemed like a big mistake! Julia was extremely unwelcoming, very sharply told us our room wasn't ready as Charlie had been decorating, which is fine, but did not invite us in to wait in the lounge area. She did however, agree to letting us leave our bags and came back to the car with my mum where I was waiting with my sleeping daughter to help with the bags, she approached me quite aggressively and told me that she had tried to ring me twice and txt me, (1.5 hours earlier, regarding the strict check in rules) and asked very rudely why I hadn't responded to either call or responded to the txt, I apolpgised and informed her that I had been driving, on a very long journey, and had not looked at my phone, she continued to question me about the non response and quipped that my mum could have answered my phone if I was driving, as now they assumed we might not be coming. Obviously not answering her was another mistake!  We immediately felt so unwelcome.  I politely told her we would wait in the car, until we were allowed in. She returned a while later and had clearly switched on host mode now with the welcome we expected initially, although it felt somewhat fake after our first encounter. We checked in, room was fine, and then left to go out for dinner. We returned later that evening and this is where the main problem started, the cot they provided for my daughter was completely horrifying, it was an antique cot that would be a lovely prop or ornament but definitely not fit for purpose, my daughter stood up and leant on the side and it came down, the latch was so loose, I rang down and Charlie came to the room and fiddled about with it, it seemed OK, so he left, within a few mins my daughter had pushed the side down a second time so I rang again, quite clearly annoyed he told me on the phone they had never had any problems with it before, I heard Julia in the background ask if I had not brought my own travel cot, why would I, when I had previously arranged for one to be in the room, he said he would go to the workshop to see what he could do and eventually came back with zip ties to tie it up, this did the job, however he was so rude about it, continuing to say no one had ever complained before about this cot and quite frankly told me he was going to bed now, not to disturb him, making us feel like we were just a nuisance and was creating a problem! I replied that we just wanted to go to bed too, but just wanted a safe place for my daughter to sleep. I had a terrible sleep, worrying about the cot, creaking and moving all night. The next morning, host mode was activated again and had a warm welcome at breakfast, again feeling rather fake, it appears that can act the part when it's on their terms but any sign of a problem angers them and they find it hard to accept. Do not know what all the fuss is about, the food sub standard, they didn't bring the whole breakfast I had ordered, the bacon was so burnt  it was snapping in two and the toast was cold, burnt to a crisp. We told Charlie we were going to leave and not stay the second night as we were made to feel so uncomfortable over the cot situation, his only response was that he was sorry WE felt that way, not prepared to take any responsibility. Julia didn't even look up from the kitchen, proving the poor level of service. Stayed in many b&bs, these are by far the worse hosts I have ever encountered.

Terrible experience- Beware, unsafe cot!

We have just returned from a great 4 night stay at Larkbeare. Hosts Julia and Charlie gave us a very warm welcome and served tea and homemade scones in the drawing room. Everything was done to perfection. our bedroom (West Room) was spotless and very comfortable. Breakfast was delicious and offered an extensive choice. Larkbeare is in an excellent location and Julia and Charlie have a comprehensive list of places to visit and suggestions for eating out. This was our first visit which more than lived up to our expectations - we look forward to returning.


A luxury B&B -  excellent in every way

We had a wonderful stay Larkbeare Grange. The room was brilliantly arranged for a family with an interconnecting door and family sized bathroom, with lovely towels and toiletries. The beds were very comfortable and Charlie and Julia were so kind with the children - even making bread with them after breakfast! They couldn’t have been more welcoming. Highly recommended! 

A really wonderful  family stay!

Lovely hosts, stayed in the Granary, which very comfortable. As a disabled person our hosts were unfazed by  a delivery of oxygen and were very welcoming and supportive. We had a glorious time and once found is well worth the experience (Listen to the hosts instructions). Comfortable beds, swallows and a hay bailer, what more could you ask for? A minimalist building and all the better for it

Very worthwhile

We have now stayed many times at Larkbeare Grange and it is always a refreshing and comfortable stay. They have been running Larkbeare for many years, and Charlie and Julia continue to be enthusiastic and kindly hosts who pay excellent attention to detail.
Breakfast is tailor-made to each guest's preferences and the ingredients are superb  - home made bottled plums,fantastic fresh eggs,warm home made bread,home made jams and marmalade (available to buy too)..as well as full English breakfast. Rooms are very clean and beds incredibly comfortable. The restful green views through Georgian sash windows, antique furniture, and charming garden embody a real rural retreat.

Outstanding B & B in every way

Our second stay. Another pleasant three nights in quiet Devon. Julia and Charlie are excellent hosts, very helpful. The South room is splendid, roomy with a great pasture view. Large sofa. Proper shower. First rate breakfasts, especially the cheese omelette. Excellent restaurant tips. Just be sure to follow the provided directions to the Grange or you may wander about the narrow lanes in bewilderment. Once you master it, though, you’ll look for the lights of Larkbeare welcoming you home at night.

Eight years on, even better

A Georgian house with beautiful, elegant rooms in an idyllic rural location run by wonderful hosts who leave no stone unturned in order to make you feel at home. We loved our two nights here, they were a real treat. The room was lovely,  as was the bathroom. Both were spotless. Our hosts went out of their way to accommodate our 2 year and the breakfast with homemade jams, bread and croissants  was a joy. We cannot recommend Larkbeare enough, our best B&B experience by far. Thank you Charlie and Julia.

Superb rural B&B

From the moment we arrived, Julia & Charlie made us feel at home. Such gracious hosts who went above and beyond to make our stay an unforgettable one. 

The room was spacious and spotless with homely touches (homemade biscuits, robes and slippers) and with a view of the rolling fields. 

We were treated to homemade breakfasts, made to order, which set us up for the day. A perfect location for walks and nearby beach towns. 

We can’t wait to visit again but next time for much longer. Thanks again for your wonderful hospitality and generosity.

Friendliest hosts. Idyllic setting.

My stay for 3 nights was very comfortable. Really well thought out but not obtrusive covid precautions, and very attentive hosts who were always ready to give local advice and directions.
The mattress was really comfortable (to the point I should have asked what it was for home) and bathroom lovely and sparkling clean (always so important for stays). Breakfasts were really good quality with impeccable eggs every time. 

Really peaceful location but only quarter of an hour away from shops in Ottery St Mary. 

I was staying on my own to attend a wedding in Ottery St Mary. Also visited Sidmouth a couple of times, for food with friends and a stroll along the beach. My third day was spend over on Dartmoor hiking which is just under an hour to the centre.

I would definitely return if I needed to stay in the area again.

Peaceful escape

Larkbeare Grange is a Georgian House, set in lovely countryside, about 20 minutes from Exeter and the M5. It provided luxury B&B. The ethos of the family who own the Grange, is ‘to do the simple things well and always to exceed expectations’. This was certainly our experience.
