Had a very comfortable stay for our Anniversary. Room was spotless, bed super comfy and hosts were so friendly and charming. Was a short walk/ bus ride from town. This meant it was very quiet at night. A couple of times we were taken back by some little extras from our hosts, this made our stay even more special. The only slight negative I could think of is the walls seem a little thin but all noise died down by about 10pm

Little touches make the difference

Spacious house and rooms.  Clean and bright.  Tony and Mary were great hosts.  Easy parking.  Royal Mile an easy walking distance from the house.  Food was great.

Great Place to Stay in Edinburgh

Dunedin Guest House is in a perfect location, very handy for the city centre which is just 10 minutes away by bus, adjacent to the University and in a quiet, peaceful location with a stunning view of Arthur's Seat just behind. There are plenty of amenities  to hand including shops, pubs, restaurants and even the Royal  Commonwealth   swimming pool .
 The hosts are very friendly and warm and have excellent understanding of the needs of their guests. They have thought of everything. Our room was immaculate and tastefully decorated as well as being very comfortable. 
We  would highly recommend a stay at the Dunedin Guest House!   Cant wait to go back.

Wonderful Location

We were originally staying at The Appin guest House, but due to family illness they booked us into the Dunedin which is just around the corner!
What a lovely building with its high ceilings
and tastefully decorated rooms. High praise indeed! We spent 3 nights there and we were well looked after.
Would highly recommend this place to stay!! 😉 

High Ceilings, High praise! 

This was our first trip to Scotland and our first stop. We loved staying st Dunedin! To be honest, we had never stayed at a B&B before, so I was a little apprehensive, but Tony and Mary were wonderful hosts!  I booked our stay directly with Tony though email, and communicated about our arrival to Edinburgh being earlier than the posted 4 pm time frame. Tony was so accommodating- he said we could drop our bags if the room wasn’t ready when we arrived, but when we arrived at 2 pm instead of four everything was ready and we went straight to our room! He also gave us great advice on where to eat and how to catch the buses, and basically everything we needed to know to start exploring Edinburgh!
Breakfast was wonderful, and Tony was a gracious and friendly host. I think our morning visits with him and the other guests was one of our favorite things about our stay! He made breakfast such a relaxing and pleasant time that everyone just sat around and talked like you do at home with your family!  
We stayed at five B&B’s during our trip through Scotland, and Dunedin had the best breakfast and atmosphere of all of them.  Several of the other places we stayed were much more formal and the hosts (or the guests) did not visit with us and talk to us like Tony did.  
Tony helped us with hiring a car and gave us great information about navigating around Edinburgh and other places outside the city.  He also let us store our bags at the house on the day we checked out and come back for them later after we picked up our car hire. 
The house is also quite charming and spotlessly clean.  We stayed in room 3 and the view form our window was just lovely. The neighborhood is quiet and charming also. 

Most important piece of advice-  there are multiple bus stops just around the corner- the buses take you directly to city center in less than 15 minutes! Buy the daily ticket for £4- you can take unlimited rides until midnight! ( Individual tickets are £1.40 each). You have to have exact change! The local pharmacy is wonderful if you need anything as well as the laundry around the corner! They did an excellent job on washing and folding our clothes! And everyone is very considerate in giving change for the buses!
If we are lucky enough to return to Scotland, we will definitely be staying at Dunedin again with Tony and Mary!

Warm Welcome in Scotland

The joy of being out of any city center is great in my opinion. The jewel is no exception. Tony and Mary are so warm, skilled ,and accommodating. The room we had #4 was comfortable a just as hoped for. Great wireless, Pleasant view of the back garden and residential neighborhood. Breakfast was great as well. Portage, coffee\Tea, scones and eggs.  Uber is almost instant, 3 min wait tops.

What a gem!

We spent 8 nights in Edinburgh at Dunedin. Tony and Mary are the most gracious hosts one could ask for. Our room was always clean, we had everything we could ask for without having to ask. Mary makes a wonderful breakfast if you want something special but the regular breakfast spread is wonderful as well. 
Located within a block of two bus stops you are always only 10 minutes from downtown. There are lots of good places to have dinner within walking distance. We walked in the evenings and always felt safe and comfortable. We had a beautiful view of Arthur’s Seat from our window....and it’s a short walk up to the paths. 
I would recommend Dunedin to anyone I knew who was visiting Edinburgh and would definitely stay again.
