Arrived at 5pm on the Saturday of the bank holiday and greeted shortly after by the owner. He was very accommodating and helped us to find parking.

The room is a little on the small side but ok for a weekend break. You couldn't have got much nearer to the beach and pier, so we were pleased with that.

Breakfast is served off site at Social Board around the corner (see my separate review for that) and was excellent.

The owner has another B&B where he is based so you are vey much left to your own devices. This doesn't suit everyone but we like to be left alone on holiday so this place was ideal in that respect.

I would advise travelling by train if you intend staying here simply because parking in Brighton is an absolute nightmare. You wont need a car here as it is central to everything.

Very close to beach and pier

Very poor value for money , room was in need of TLC (paint missing from wall, light bulb broken, door handle missing). Owner absent throughout: occasional support staff available. Breakfast outsourced to Cafe around the corner (slow service). Owner showed no appreciation for our wedding anniversary. Incredibly overpriced for room in a apparently unoccupied house.



Overpriced 

Nothing like the pictures on web site on their advert. Room was tiny as you can see in the picture how close the bed was to the door and also the tv on the wall. Needs updating as you can see by the blind the paint peeling away. Would never of booked if I knew it was like this. Had to go up the road for breakfast to another B&B!! Nothing special at all and wouldn’t recommend at all.

Went back a year later as really enjoyed last time.  As place isn’t staffed all the time I’m leaving some minor comments with the hope the owners can action as it doesn’t need much to get back to 5 out of 5 
Noise - was not an issue last time but as it adjoins the pub you do get idiots standing outside having a fag late at night, this time we could hear them so loud and clearly. On investigation the windows wouldn’t  close properly or seal so assuming this contributed?
Bathroom - lack of towel rails to hang and the one and only is now broken and missing. Please can you leave more than one loo roll per day ? 
Decoration - need a quick touch of paint here and there as it’s looking a bit tatty. 
Breakfast - lovely breakfast is served in local cafe however this time it was packed solid as more than this place are using as well as passing trade. We only just got in Saturday, others were turned away having  to return later. On Sunday we had to go back to the guest house to return 20 mins later. When you have a train to catch this isn’t great having to rush your food. 

Overall it is a nice place close to the pier with good pubs and restaurants nearby. At £120 per night it’s got a bit too expensive when there is a lot of choice in the area. 

Wasn’t a good as last time

We loved our stay at the beachpad escape.
Location was great, right by the pier. Only downside was the pub at the end of the road....very loud on the Friday night so would ask for a room at the back of the property next time.
Owner was extremely accommodating.
Breakfast was in a little cafe around the corner and was fantastic! Really friendly and food was amazing!
All in all a great break.

Lovely find and very accommodating owner.

The beach pad escape is very local to all the amenities.  The room was spotless clean and the shower was very good.  Unfortunately the room we had was very cramped and we had to go up to another landing to help ourselves to coffees.  The noise outside the B&B was very loud at night but that didn't really bother us.  I felt like we paid too much for the three nights for such a small room.  The breakfast was served in a rustic little cafe around the corner.  The breakfast was exquisite.

We stayed at the beach pad escape B&B on the 8th August till the 11th. I've been to Brighton once before but my boyfriend hasn't ever been & wanted to go and see what it was all about . 
We rang the hotel the day before and asked if we could check in at 12 which wasn't a problem at all, we arrived about 12ish and we had already read about the parking permits you needed to purchase from the b&b upon arrival. They were £10 per day. 
We managed to get a car parking space right outside the b&b :) 
We was in room number 5 right at the top of the building. The stairs can be very steep so just need to be careful of this. 
I did ask when I booked months in advance if we could have our room upgraded but unfortunately  this wasn't done for us which was okay but if we was to come back next time I would make sure I rang up and asked for a bigger room than the one we have just stayed in. It was very cramped for 2 nights with all our bags there wasn't much space to walk around- I have seen online at the pics other spacious  rooms so I would ask for a definite bigger room. Even so the room was nice the shower took ages to drain and made a very loud noise when you turnt the light to the bathroom on. The wallpaper was coming away at the top of the room and I think a lick of paint was needed as there was a lot of scuffs and black marks and dents on the wall. The tele was very small and put in a awkward part of the room as you couldn't really see it. I think this room could also do with curtains as the blinds we had made the room very light and it woke you up so maybe a black out blind/curtains over the blind that's already there. 
We asked for an iron and that got brought up and there was already a hair dryer in the room which was nice. Tea and coffee making facilities online said it would be in the room however it's in a little kitchen area down the stairs from our room. 
The bed was comfy but I think it might need some of the slats changing as you could feel a big dip in the bed. 
The breakfast is at a cafe literally a few minutes walk away. It was so lovely and was included in our stay so we couldn't believe the quality of the food it was lovely and the ladies couldn't be more helpful. However if you want a orange juice you have to pay so we orders 2 orange juices ad it came to £5.20 which was was like woah about! Considering I could of gone down the road to Morrisons  and brought 2 for £1!! Maybe they need to look at this? As I heard a lot of others complaining about the piece of the juice too!
Never the less it was a lovely stay and we would love to stay here again but we would defo want to make sure we had a bigger room before paying the money in advance.
