The room had a fair bit of dust and seemed a bit unclean but the shower was ok and had hot water.  

We had working air con and the location of this place is good. 

When travelling by bus in Myanmar, you tend to arrive at strange times of the day (about 4am I think).  The staff allowed us to check in straight away and they were friendly enough.  The location is quite good and they were able to give info on how to use public transport round about the city as well.

If you're not on a budget, book a 4 or 5 star place but for budget travellers, accept that accommodation in Myanmar is quite a bit away from a lot of other (similarly priced) in Asia.

Not as bad as others in Myanmar

I don't reserved this guest house in advance.I am a backpacker to travel in Mandalay first time. I was found the Cheap Guest house on walking and saw on a board Hotel. The staff front desk in this guest house is a man and friendly to take me to look a room when I meet the room " I am so Shock" ..The room is very small and dirty and 1 fan and 2 pillow on bed in shared bathroom.  He told me that is have only 1 room so I would tried to negotiate discount room but he's deny for discount.On there, it's so over night.I must accept this room rate with 8 dollar without breakfast.  However the staff is smile and friendly that take me to decide to reserved this room. Although it's so terrible but I am only 1 night sleeping and non far walking to  Mandalay palace. In addition, It's nearby restaurant which it's very good fired rice taste and cheap price.

Upon first glance this place didn't seem too bad, but many problems became apparent during our stay.

This was the first place we stayed in Mandalay, and we stayed in a 2nd floor room for 26 USD per night. Firstly to get there you have to climb a really steep staircase. The room itself was of low standard, aircon worked. There was no hot water.

Wifi was supposedly available, though nobody could tell me the correct password. 
When we mentioned we were hungry one morning, breakfast was never offered to us instead they offered us their taxi to take us somewhere which ended up costing us 15 USD.

Service wasn't up to standard either. We almost had to serve ourselves. Much of our experiences were in line with other reviews.

Overall do not waste your money here. Much better rooms can be had in Mandalay for a similar or slightly higher price.

Not a great place to stay.

This place looks like a prison, it's dirty, creepy and the personel is really not helpful at all.
We've stayed in many guest houses in Myanmar where people use to be very nice, helpful and warming, but we were really disapointed for our last night we unfortunately choose this place which was the opposite of what we could have seen before.

Don't go!

I slept in many places in my life and for sure this is one creepy and dirty place. It lookes like a dungeon, very unwelcoming.
I stayed here one night and ran for my life. The room is so dirty and the walls covered with mold. There's a pipeline inside the room so everytime someone from upstirat takes a shawor or flush you hear it in your room.
At night there were so many mosquitoes and the mosquitoe net was so dusty and with holes!
Toilets are also not clean and smelly. 
I can't beleive i paid 16$ for this, well acutally a bit more becuase when we wanted to pay with kyats the say that it's 16800, and if you travell in Myanmar you probebly know that all the other places considerd 1$ as 1000k without rasing it.
The only good things I can tell are that the staff were nice and breakfeat area on the roof is also nice, other than that I just recomend to stay away from this place.
