Lusya is an enthusiastic & VERY friendly host. She doesn't speak any English, so communication can be challenging at times if you don't speak Armenian or Russian.

The B&B is brand new and is immaculately clean. Beds are really comfortable. 

WIFI works well.

The shared kitchen isn't really for guest use. I brought some pelmini home to boil up, and Lusya wouldn't allow me to cook or clean up (she insisted on doing everything for us including sprinkling the pepper on our meals).

If you are looking for relaxation & peace, this may not be the place for you. Lussi likes to talk & be with her guests. If you're looking for an Armenian mother, you've come to the right place! She has a good heart & the very best of intentions for her guests. It can just be a little too much doting/attention at times.

Breakfast is great..good coffee, sausage, egg, bread, cheese, tomatoes, cucumbers, etc.

Laundry service available (2,000 dram per load).

The B&B is about 2.5km up from the main highway. Take a taxi for 500 dram.

Friendly Host/Clean Place

The B&B seems to be very new. There's an enclosed parking space in the yard, free of charge. A walk to the city center would take you some 15 minutes. Lusya welcomes you with coffee and a smile in her house. However, there's no heating in the rooms which made it impossible to stay in the room during the period I was in Yeghegnadzor (beginning of April, outside temperature between 2° and 6°C). Thus, there was very limited privacy as the only heated room was the kitchen where the host was present all the time. I got a heating blanket for the night. 

Lusya reminded me about five times to give her good ratings which was definitely annoying. 

Breakfast okay but rather limited compared to most places I visited in Armenia. The bathroom is shared and rather small (and also cold). 

WiFi works very well.

Rather not suitable during the cold season

- Whole building was freezing cold, our room temperature was +3°C. The host denied us a heater as well as took the room's warm blankets away, as we paid a low-season price for our 1-night stay (fair deal as the house wasn't even finished). 

- No lighting in bathroom or toilet, so had to wash under lukewarm water in darkness. 

- Host was very unfriendly and didn't make us feel welcome at all. We were told that no drinking or eating was allowed in the room, sleeping only. No bin in room, we improvised by putting our rubbish into a plastic carrier bag. Host seemed dismayed, that we'd created any rubbish at all, and insisted we took it out ourselves. 

- The house is located nearly 3km uphill from town centre - we followed a taxi (by bicycles) who told us it was one kilometre. On arrival we were expected to pay him 2€.
