Not bad location
The apartment is clean when we received it. However, there is no cleaning service - you need to pay for the service!
The owner, his name is Mario Hofer, (the only one you will see - one-person show) does not know how to talk to tourists - he treats you like someone works for him - he is someone who I hated the hotel because of him.
When I left the room, he sent me an email saying that he will deduct 100 euros because I left some food on the table and because I moved the sofa from one room to the other!!!! he is trying to gain money in all ways and thus, be careful when dealing with him.

You will be badly treated by the manager/owner

I was very sceptical about this place based on some reviews on TripAdvisor. How wrong those reviews were. Very clean, extremely well maintained, safe modern studio that's close to the central station and belvedere palace. Very close to the tram station. Smooth check in and check out. Absolutely recommended.

Perfect!

We spent three nights in this apartment. Actually it is more like a hotel room rather than an apartment. The apartment is very small and they created a tiny kitchen in order to call it apartment. You can't even eat in the kitchen. On the other hand the bathroom was brand new and very clean. I wouldn't choose this apartment again because they have really annoying policies, such as if you need one more towel you will have to pay 8 euros or if you need to cook you will also have to pay 8 euros!!!!!! The owner called me 3 times in order to send him his money despite the fact that I deposit the amount of money from the first time. In addition it was very noisy because the apartment was in the ground floor next to the pavement.Finaly the tv was broken.The only positive thing is that it was in a good location. I would definitely wouldn't choose to stay here again even if it was free of charge.


Bad. Very bad

This is definitely not a once-you-seen-one-you've-seen-'em-all place. You enter through a most beautiful, fin de siecle hallway - and find yourself in the midst of a construction yard, as the place is undergoing refurbishment/extension. The room we had was large and nicely decorated with a personal touch. The toilet brush was very dirty.
The location is very good, only a few minutes walk from Rennweg train station and within walking distance of the Belvedere castles.
Most peculiar is the service of the proprietor Mr Hofer. You have to have a certain tolerance towards bossiness and brusqueness...

A peculiar place with a certain charme

When we arrived we were charged an extra 18 euros for a cleaning charge. We didn't understand whether this was for our room to be cleaned whilst staying there or for it to be cleaned after. We read on the notice board that the room is only cleaned once a week so we were essentially paying her cleaning staff's wages for something we wouldn't even see the benefit of. We felt this was unfair because every hotel/apartment has to clean after someone has stayed in a room so we thought it was wrong we were paying for this. 

On top of this, my girlfriend and I discovered stains on the bed sheets and ants all over the room, things we felt did not fall under the bracket of an '18 Euro clean'. There were also food stains on surfaces.

We found there to be lists outlining extra costs for things in the room which we found to be a little overbearing. The list of rules included in the apartment were also a very personal attack on smokers which made us feel rather unwelcome. 

The air conditioning of the apartment was also terrible as there was none,  having to use an electric fan instead wasn't even helpful.

In summary- don't stay here unless you're prepared for hidden charges, unclean rooms, hot nights and unwanted company.
