It is considered much more spacious if u compared it to the nearby Kinuya or Kangetsu sou hotel and it is still cheaper than Kinuya hotel

However, to be able to spot it for first timer(could be challenging) it is inside a building and somehow the lift will ALWAYS stopped at the "Front"/Lobby (can be abit annoying) 
In addition, while it is kind of them to offer very simple breakfast, somehow the items seemed to similar to what you have had on previous days

but on the whole, their location is Golden!!

Convenient location

A good small business hotel very well located (from JR and metro stations, but entrance to the 3rd floor, a little hidden) and 2 steps from Ueno Park. Welcome. Good size, a little old but clean rooms offering some of the views of the park. Very reasonable prices for Tokyo, with room breakfast included

Hotel is just 5 minutes walk from JR Ueno station and Keisei-Ueno station. Good price with simple breakfast and the room was really spacious by Tokyo standards! So close to major shopping spots like Ameyoko market and Ueno park. Easy to take direct train to Narita airport because Keisei-Ueno station is so near, if you have lots of luggage (from shopping...) this hotel is convenient.

Spacious room, central location in Ueno and close to train stations

It is a old hotel but can give you satisfy. This hotel is not cheap nor expensive as well if compared between new hotel in the same area Hotel rainbow room is much bigger in the same price. Space for your luggage, small living space with sofa and coffee table , tv, bathtub and shower separate from toilet, full facilities such as hair dryer, shower equipments, towel, toothbrush, etc. they also offer free bread and coffee in the morning. This hotel also place in great location, just a few minutes walk from Keisei Ueno Station (easy to access and cheapest way by train between Tokyo and Narita Airport, 5 mins walk to Ueno Station(Jr Yamanote line and Toei Ginza,Hibaya line), and 4 mins walk to subway station. To conclude this hotel place in the center between these 3 major train line. Also a few minutes walk to Ueno attractions like ameyoko market, ueno park, ueno zoo, etc.

Pro - all staffs understand English, friendly staff, location, room space, cleaning, facilities, deposit luggage, free breakfast, free zoo ticket, late check in, warm blanket, heater, hot cold water

Con - hard to adjust hot cold water, they use an old style sometimes it too hot or cold, in room smoking allow, and check out time a bit early. 

Overall i will go back again.
