Yes, you have been warned by me. First of all, if you go and book at a 2-star hotel, don't expect too much from it. For a place to sleep in, Alice Residence was a great place, it has a great location as well. As a person who likes to walk, Alice Residence is pretty much close to so many places I did not have to use public transportation that much (20 minutes to Myeongdong, 10 minutes to BukCheon, and 15 minutes to Gyeongbokgung). I did a research first on this place and yes it has some management issues, and a rather poor bathroom but again, it's a 2 star guesthouse where you can get a private bathroom. I only paid 130,000 won for 5 nights so I won't complain. Also, bring your own towel as they only provide two very small towels (luckily I brought mine). But I think the staff really needs to be more firm on their guests about being respectful to other guests. I had 3 rough nights and mornings because a Chinese family kept talking (more like shouting) in the hallway for almost an hour for 3 straight days! God I wish they spoke English so I could them to shut the hell up because I was trying to sleep. Also, my room was broken on the first night, therefore they provided me with another room from another building. Which in my opinion has a much better room (cleaner room, slightly bigger space, all those toiletries, two big towels and two small towels, a cabinet, a wardrobe and a personal hairdryer). If you want a better room but with a great location like Alice Residence, try their other building called Hotel Icon. But I cannot guarantee about the price.

Don't Expect Too Much

the room was too small, it was so dirty i feel like i need to tiptoe inside my room. the drain was clogged.. it was a nightmare. on my first day checking in, the housekeeping just went inside my room while i was in it! it was horrible! and to top it all... there were cockroaches inside my room on my bed!!! NASTY!!!!! so not recommended!

Worst hotel (or hostel) ever!

We stayed at this hotel 2 years ago, it was not luxury but it was clean and pleasant.Good location . In April 2019 we booked  it  again and what was our surprise about the big changes.The hotel is dirty and neglected, no one tints the dirty walls, for 10 days in  the hotel room never was cleaned, bedding did not change, dirt and dust, the only thing was taking out the garbage and changing towels. Yes, another thing towels!!!!! the size is a small hand washcloth  how to take a shower is incomprehensible, I had to buy my own.
There was never anybody at  the desk it was very annoying, the breakfast was terrible !!!!  My  understand that the hotel has changed owners, there are a lot of people from Malaysia in the hotel, there was noise in the evenings every night, we called the desk a couple of times but no one answered. I absolutely do not recommend this hotel, for a little more money you can find better.

Not reccomend!!!!!!

The hotel as a building, is very nice,outside as the inside part as well.The rooms are ok, but with a very low ceiling, which i could thouch it when stretching my hand upwards,a bit claustophobic.
The bathroom very small, but it worked perfectly and hot water 24h.
The matress very good and you can get a good night's sleep. So far so good.The trouble is with the service.
The reception is almost continouesly unmanned,they have put a box where you can put the room-key and this is very risky,as anyone can pick a key and enter another customer's room,and i don't think the camera can prevent it,as it will be too little too late after the event.
And another bad thing,is the housekeeping service,one of the worst i have come across,the housekeeping staff simply DON'T CARE.
Ohh, and what about the size of the towels? Very very small it is scandalous.
But, having said all that, i would go back again, as the location is superb and the price very reasonable

YOU HAVE BEEN WARNED !!

I have been to a lot of places, in rich, as well as in countries with slow economy, but I never witnessed such a disaster in my whole life. No one at the desk speaks English, on top of that there is someone working maybe 2-3h a day at the desk, rest of the day if you want smth you have to make a call and discuss your matter with reception in another hotel. Basically you are on your own.
As the location was perfect for us, we made a reservation for a longer period of time. It was a bad decision. Rooms are dirty, so is the toilet, floors are sticky. You have 2 dirty microwaves in a communal kitchen downstairs and 2 ancient washing machines (dirty, too). And the elevator – filthy.  You have to ask cleaning service 2-4 times to clean your room, otherwise you get only tower exchange and that’s all.
Wi-fi is a separate story. You have 3 wifi nets, in practice 2 are offline, the last one is disconnecting you every 30 minutes. As a note, we came here mainly to work, so it is a disaster all the way…If you gown down to the reception to make a call to the “hidden desk somewhere”, you will be asked to wait for the manager, until morning the next day.
Location is good, it is near Insadong, 5 min to nearest subway station, Anguk, but the hotel… it is like 18th century deep in a rain forest and no one really cares about the guests...

Tragidy

A few meters from hotel Seoul 53, sound of the same chain, it seems. rooms to be improved in every way. includes breakfast, bad. reception staff is also absent and when it is, is, unfriendly...

I'll get better too!!!

It was a small, clean hotel. Everything felt minimalist. The room was called a deluxe, but it was very small. The whole room was occupied by two huge, excellent beds. The TV, the hanger, the small refrigerator, the air conditioner. There was no closet or room for suitcases. They were lying in the passage between the wall and the beds and had to pass through them constantly. The hotel had an elevator, a cooler. The breakfast was milk, cereal, bread, coffee, tea. The bathroom was very small. The shower was without any overruns. The staff was polite. They knew English.

It's a nice little hotel.

We stayed at this hotel for 3 nights in July 2018.When we arrived we were still cleaning our room, but as there is a small cafe in the hotel with very affordable prices, we were able to eat while we waited. The food was quite good. The room was very clean, as was the Asian-style bathroom, that is, very small without a separate spirit, so when you bathe everything gets wet in the bathroom. However, the rooms are not cleaned until the guests leave the hotel. In ours they have not even emptied the garbage. There is air conditioning, which is Chang'en in the summer. The hotel is well located in the very touristy area of the city, 10 minutes from the reception hall and about 20 minutes from Inseng. The personally speaking little English, makes a great effort to serve himself and remember that walking through the door is not important if anyone wants to know the key code.

The only thing we book this hotel is because of the location near the station and the area is almost nearby the landmarks . staff are ok the room is average the only thing i didnt like is there is no english instructions for water heater.

Average hotel

I chose a hotel for a long time because my budget was limited, and I wanted to live in the center and the normal area. This hotel was recommended by a friend, for which I am grateful. At Booking it took me 8 days a little more than 12 tr. The location of the hotel: near Anguk station (orange branch), a quiet area, near my grocery stores and other shops, cafes, near Kenkbokkun and other attractions.
